    CapitaLand Ascendas REIT (#CLAR) continues to crystalise returns from its portfolio with the divestment of 21 Jalan Buroh for S$112.8 million at a premium to valuation. The divestment of the three-storey ramp-up warehouse with an ancillary office block in Singapore aligns with the REIT’s proactive asset management strategy to improve the quality of its portfolio and optimise returns for its unitholders. The divestment is expected to complete within 4Q 2024 with net proceeds to be redeployed towards value-adding opportunities.     🤝 𝑭𝒐𝒔𝒕𝒆𝒓𝒊𝒏𝒈 𝒊𝒏𝒄𝒍𝒖𝒔𝒊𝒐𝒏 𝒂𝒏𝒅 𝒔𝒐𝒄𝒊𝒂𝒍 𝒊𝒏𝒕𝒆𝒓𝒂𝒄𝒕𝒊𝒐𝒏 𝒊𝒏 𝒔𝒆𝒏𝒊𝒐𝒓𝒔 – CapitaLand hosted its first and largest #LoveOurSeniors Carnival for close to 1,000 seniors supported by its philanthropic arm, #CapitaLandHopeFoundation (CHF). By leveraging its ecosystem, the carnival saw more than 600 staff volunteers, seven tenants and four charity partners collaborating to help tackle social isolation and loneliness in seniors.    In an interview with The Business Times, Seng Chai Tan, Executive Director of CHF who is also Senior Advisor of CLI, said: “Singapore faces a rapidly ageing population where one in four citizens will be aged 65 and above.     CapitaLand Ascott Trust (#CLAS) has divested Citadines Karasuma-Gojo Kyoto in Japan for about JPY6.18 billion (S$53.1 million). The divestment is in line with CLAS’ portfolio reconstitution strategy to deliver sustainable returns to its Stapled Securityholders. The 124-unit property was divested at 40.1% above book value at an exit EBITDA yield of about 0.3%. Net proceeds of the divestment are JPY 4.4 billion (S$37.8 million) and CLAS has recognised a net gain of JPY 0.9 billion (S$8.0 million).
