Glenbrook Investments has completed the acquisition of North and South Buildings on Haydock Industrial Estate from Coral Products, in a £1.7million deal on 20,800 sq ft industrial accommodation. As part of the deal, the two units were leased back to Film & Foil Solutions on unbroken 15-year FRI leases at £155,000 per annum with RPI rent reviews. Our colleague Scott Griffiths, Investment Director at Glenbrook, said: “The rarity of occupiers being able to secure smaller detached industrial units in this location, coupled with it being the perfect base to support the tenant’s growth ambitions, led to the agreement of long-term, index linked lease commitments on each building with parent company guarantee.” Haydock Industrial Estate is an established industrial location with a strategic location on the A580, near the M6 and M62, attracting major occupiers including Amazon, Booker, Costco, Kellogg’s and Sainsbury’s. It is also a location that Glenbrook knows well, having previously completed a transaction with Coral Products when it successfully acquired its headquarters building on North Florida Road in a sale and leaseback transaction in 2021. Glenbrook Investments is thrilled to announce the completion of four lettings at Fall Bank Industrial Estate - totalling 38,500 sq. ft. Glenbrook Investments has completed the sale of Springfields Retail Park, its 75,000 sq ft OOT retail scheme in Newcastle-under-Lyme, achieving a price ahead of asking after competitive bidding. The property has been acquired by FPG UK, advised by Ian Whittaker of Watling RE. FPG has been expanding its portfolio of prominent, discount-led retail parks across the UK and proved to be an excellent buyer. Our colleague, Scott Griffiths, said "retail warehouses were a countercyclical investment in 2021 when we acquired Springfields, along with several other retail parks. Over the hold period the whole team has played a part in repositioning Springfields, extending units and regearing leases, delivering a new drive-thru, replacing dated shopfronts and achieving 100% occupancy. Having completed our business plan, we are delighted to hand over to FPG for the next phase of the journey. Kone has also started installing lift doors. 🔨 Block A3 Progress – second fix by Complete Wall Solutions is underway on Level 2, while first fix continues up to Level 5. LDG window frames are advancing smoothly to Level 6. 🚪Block A1 Level 2 – First fix boarding is progressing well. 💡Block A4 Developments – Level 5 is prepared for first fix, with Matic (M&E contractors) wrapping up early works. On Level 4, 1st side boarding is nearly done, setting us up well for the next stages.
