    The Government has identified planning as the top priority in enabling the housebuilding we need in London, however we think we should go beyond that. For The G15 solutions revolve around rent settlement, rent convergence, grants, innovative funding models and regeneration works. Today our Exec Director for Development & Sales, Vicky Savage, addressed the APPG for London and London Councils, on housebuilding and delivering the affordable homes the country needs.

    Trust L&Q to get things done! At the end of last year, we announced we had started work on the third stalled site in three months. Collectively, these schemes will provide just under 400 new homes and will be delivered by our wonderful in-house construction team. This latest site is for a 100% affordable housing development in Waltham Forest, North London, which was placed on hold in 2023. The scheme will deliver 12 new homes in a mix of social and intermediate rent, alongside improvements to the local landscape and streetscape. According to Government figures, the construction sector faced the highest number of insolvencies out of any sector in 2023/24. With over 4,300 cases registered, construction insolvencies accounted for 17% of all collapsed businesses in the country in the past financial year. Similarly, works on all three projects had paused after contractors went bankrupt, amidst a difficult economic environment for housebuilders. L&Q is one of the few housing associations in the country with an in-house construction team, which we are highlighting every week via our #SiteUpdateFriday campaign. This enabled it to take over works on all three schemes directly, rather than seeking new contractors. London Borough of Waltham Forest

    In the last year, our partnership with Morgan Sindall Property Services has: • Supported 233 young people with career advice • Helped 114 adults into work • Delivered 190 digital skills sessions • Volunteered 103 hours on health projects • Provided 650 online courses for people to gain qualifications and further their skills.     It’s out with the old, in with the new all the way for this #SiteUpdateFriday. It’s been a busy start of the year, as our team at Earlsbrook, Cheshire, have started works on delivering the final 52 homes and completing the development. But first, we have carried out a massive land removal of about 40,000m3 of soil (that’s 3000+ wagon loads!) and completed land drains as part of ongoing works to improve the public open spaces at the development. This includes delivering a play area, footpaths and a bridge over a brook giving access to the wider forest network in Delamere. When completed, this development will deliver 166 high quality new homes, on the site of the former Marley Tile factory.

    In partnership with L&Q and as part of the Government’s Social Housing Fund, we completed a unique project to deliver new external wall insulations for homes at Urban Drive in Trafford. By installing these improvements without changing the existing traditional brickwork, we’ve improved energy efficiency for residents – furthering our commitment to net zero and an environmentally friendly future for people and the planet.
