When it comes to net zero, how can Bankside Yards shape the next generation of mixed-use developments? In what ways will Opus bring a new level of luxury living to the South Bank? Native Land and Shorea Capital unveil SIRA, a sustainable office redevelopment of the former Lipton Tea Company headquarters at London’s 188 City Road, Old Street. Designed by Stiff + Trevillion Architects, SIRA will retain 70% of the original structure and further increase net floor area by 36%. It will be net zero carbon in operation with all-electric services, high-performance glazing, and green roofs. One of London’s most vibrant art and culture quarters and a hub for mid-century modern architecture, the South Bank has in recent years begun to 'assert itself as an enticing place to live’, thanks to developments such as Bankside Yards, writes Dominic Bradbury for the Financial Times. As part of his forthcoming book ‘South Bank: Architecture and Design’, an exploration of the last 75 years of the South Bank and its recent evolution, Bradbury highlights the development of Bankside Yards and the repurposed historic railway arches. One of the eight new buildings being delivered is Opus, the 50-storey residential tower which will be the tallest in central London. With the notable Southbank Centre, Royal Festival Hall, and the Hayward Gallery as neighbours, Bankside Yards will ‘anchor itself in the local design language’. Architect and founding partner of PLP Architecture, Lee Polisano shared his thoughts: ‘I feel this is just the beginning of the South Bank as a neighbourhood’. The New York Times has described Bankside Yards as offering a “next generation approach to heating and cooling building” which will provide an “important tool in the effort to reach net zero carbon emissions”. Offering a fifth-generation heating and cooling system which can balance energy between buildings, Bankside Yards is setting the pace for approaches to decarbonization in the UK. “We are two or three years ahead of our competitors”, Giovanni Festa, project director for Sweco engineering consultancy said of the Bankside Yards project. Congratulations are in order for the Native Land team who recently took part in the Buccleuch Challenge at Drumlanrig Castle estate, Scotland, alongside 80 other teams. The teams took part in a variety of challenges including mountain biking, running and orienteering throughout the day. Well done to both Native Land teams - Oliver N. James King, and Rochelle Bendel finished in 3rd place, whilst Fergus Jones, Matt Lord and Louise Campbell finished in 12th place out of 26 in the mixed category. This year the fundraiser is raising money for Chris's House – an amazing charity which offers a centre for help, response and intervention surrounding suicide. Arbor is a finalist in CIBSE’s Society of Façade Engineering (SFE) Façade 2024 Design and Engineering Awards, “breaking records in the New Build Award category”. Part of Bankside Yards, Arbor is shortlisted in the Project of the Year – New Build category alongside four other projects. Its closed cavity façade system controls solar energy and daylight entry into buildings, ensuring maximum energy efficiency. The floor-to-ceiling 3m high windows flood the interior with natural light to create an optimal environment for productive working.
