A family-run developer with an award-winning portfolio of some of Europe's largest and most transformative developments.
About us
Ballymore is an independently-minded property developer with a multi award-winning portfolio of some of Europe’s largest urban development projects. A privately-owned company, Ballymore was established by founder, Chairman and CEO Sean Mulryan in Dublin in 1982. Taking a visionary approach to development and placemaking, Ballymore’s projects are renowned for best-in-class design and innovation, winning 40 top industry awards in the last three years alone. The business’ resolute commitment to quality is embedded in every detail of its projects. From conception through to delivery and then estate management, Ballymore maintains the quality its residents and tenants expect, and is one of the only developers in the UK that has its own estate management teams. Ballymore has significant land holdings across the UK, Ireland and Europe. As a result of its independent nature, the company has the flexibility to identify opportunities, pursue challenging projects and make bold decisions. This has resulted in a number of pioneering projects, including the world’s first ‘sky pool’ at Embassy Gardens, and a European-first for English National Ballet’s purpose-built new home at London City Island. Ballymore puts culture and the arts at the heart of many of its developments - to create places with soul where people live, work, and belong. Live developments include London City Island, Embassy Gardens, Wardian London, Dublin Landings, Goodluck Hope, Royal Wharf and Three Snowhill. This week, we continued our commitment to supporting the arts, presenting the first prize at the prestigious Sir William Orpen ‘Ready to Start’ Awards in Dublin. Inspired by the legacy of Sir William Orpen, one of Ireland's most celebrated artists, the awards invited artists from across the country to create self-portraits reflecting defining moments in their artistic journeys. The competition attracted an incredible 256 entries, with 36 finalists showcased at the ceremony, providing an inspiring and creative backdrop for all who attended. Ballymore's founder, chairman and CEO, Sean Mulryan, and his wife, Bernardine, personally donated the first prize and attended the event to honour the finalists. Sean remarked, "We were delighted to support this wonderful event, meet the artists, and witness the incredible variety of portraits on display. Bernardine and I are passionate about supporting artistic projects, which play such a vital role in enriching our communities while celebrating local talent." At Ballymore, building communities means investing in their cultural richness, supporting artists and celebrating creativity. Read the whole article: https://lnkd.in/es-BYfxv

The Royal Wharf Pier is a testament to sustainable innovation within London's transport network, significantly enhancing connectivity for our Royal Docks community. Designed by the acclaimed Nex— architects, the pier is both a functional transport hub and a public space that enriches the urban experience, featuring a public promenade extending 40 meters into the Thames with unobstructed views. Constructed offsite in Holland, the pier travelled over 480 kilometres across the North Sea and carried into position on a 65m by 60m boat, with an adjoining pontoon transported by tug boat. https://lnkd.in/eypf6-uv

We love these 4 mosaics by artist Maud Milton celebrating the centenary of Lyle Park —a 2.15-acre green space adjacent to our Royal Wharf community in London's Royal Docks, spotlighting local aquatic wildlife. Royal Wharf Primary School's pupils made tiles for the project to fire, glaze and include, plus community members got involved with making tiles at Ballymore-led workshops. In 2024, a team of 30 Ballymore colleagues, including staff from the development, construction, and asset management teams, worked with London Borough of Newham's maintenance team to help bring the space back to its best. Now, these mosaics are the crown for preserving this green community space for years to come. Passers-by, keep your eyes open for these works of art on your riverside Royal Wharf Walk. https://lnkd.in/eypf6-uv

BE News asked 25 leaders from across the built environment industry to share their hopes, fears and expectations for 2025. Ballymore's Developments Director Simon Ryan was among those who gave a look-ahead view on the new year. "It feels like we’re on the cusp of a bold new era for housebuilding. Our new government seems to be leading the country back to a space where the homebuilding industry is appreciated as an important investment market for the UK that can support ambitions for economic growth. The new version of the National Planning Policy Framework is a welcome signal of intent. Any moves that seek to simplify (and hopefully depoliticise) our overly complicated planning system – one of the biggest blockers in delivery – are welcome. The Gateway Two process with the Building Safety Regulator is creating a cliff edge for housing delivery. If the same issues are experienced in Gateway Three, the sign-off prior to occupation, this will be catastrophic for many developers and will cause untold financial difficulties for the entire construction industry. I welcome the planning reforms being introduced by the new government. However, the Gateway processes are having devastating effects on the delivery of the 1.5 million new homes in the UK."
