  • The announcement of changes to environmental assessment systems yesterday raises some interesting points. While cutting red tape is welcome, it's worth noting that environmental impact assessments only apply to certain large-scale developments. If the focus were shifted toward simplifying the process for small to medium residential schemes, we believe it could significantly speed up the planning process and provide a real boost to housing supply! 🏡📈 Many elements currently entangled in the planning system might be better addressed through building regulations or other specific processes, streamlining efforts for all stakeholders.   • We’re thrilled to have secured approval for a Section 73 (s73) application, along with a Section 96a (non-material amendment), for a recurring client in Middlesbrough. These approvals pave the way for a high-quality Houses in Multiple Occupation (HMO) development, classified as Sui Generis. The s73 submission allowed for adjustments to the site layout, ensuring compliance with updated Building Regulations, while the s96a application removed references to the number of units and rooms, providing greater flexibility for the project.   • Last year, we shared an exciting project here at Planning House: Chris and her sister teaming up to renovate their first property for resale. Well, we’re thrilled to share that the project was completed in November, and the property was sold to a lovely lady! 🏡✨ This journey was no small feat – it was a labor of love, hard work, and matching pink dungarees! 🩷💪 What made it even more special was our focus on sustainability. From using recycled materials from a pub renovation to repurposing what we already had, we prioritised environmentally responsible choices throughout. The transformation was extensive, with a new roof, electrics, plumbing, replastering, doors, windows, flooring, and a full redecoration – not to mention a garden makeover complete with new fencing. The end result? A home with character, heart, and a lot of personal touches. If you have a renovation or development goal for 2025, we’d love to help you bring it to life.   • Town planning can be a serious business, but sometimes, the rules can get a little... quirky! Here are some odd English planning laws and guidelines that might make you chuckle: 📏 Don’t Let Your Shed Get Too Big for Its Boots: In the UK, sheds fall under "permitted development," but only if they’re single-storey, less than 2.5m high at the eaves, and don’t cover more than 50% of your garden. So no palatial garden hideaways allowed! 🪟 Frosted Glass for Nosy Neighbours: If you’re adding a side window on an upper floor, it must have frosted glass to protect your neighbour’s privacy. No peeking allowed! 🚽 No Toilets in Conservatories: You can use a conservatory for lounging, dining, or plant-growing, but no loos are allowed. Strange but true! 🏡 Protected Pubs: In some areas, converting a pub into housing requires planning permission to protect the local community's beloved watering hole. Cheers to that! 🛑 Don’t Block the Light: The "Right to Light" law means if your new build overshadows your neighbour's windows and reduces their natural light, you could face legal trouble. Sunshine is serious business! 🌳 Tree-mendous Protections: Some trees are covered by Tree Preservation Orders (TPOs), meaning you need permission to prune, trim, or remove them - even if they’re in your garden. It’s the law to let them branch out! 🦇 Bat-Friendly Building: Got bats in your belfry? You’ll need special permission before altering buildings where bats roost, as they’re a protected species in the UK. 🏰 No Castle Extensions Without Approval: Even medieval castles need planning permission for modern upgrades - imagine explaining that to a knight!
