Yesterday, Rachel Reeves presented the much anticipated Autumn Budget in the House of Commons, a critical moment for the future of housing in the UK. The team here at Red Loft is optimistic about the Government’s fresh approach and applauds the continuing target to build 1.5m new homes. 📢Founding Partner at Red Loft, Danny Sutcliffe said: “There are challenging times for us all ahead, with a Government target of building 1.5 million new homes, and housing associations and Councils struggling to maintain their existing stock due to ongoing fire and safety concerns. Very careful planning and budget management is needed to increase the supply of homes of all tenures and maintain existing properties to healthy, safe and sustainable standards. This boost to the current Affordable Homes Programme, alongside reduced discounts under the Right-to-Buy programme, will restore developer confidence and support housing associations and Councils to meet the needs of their communities in the near future. The long-term Affordable Homes Programme, and Social Housing Investment fund for social rent and shared ownership, will facilitate effective planning for large scale home building and infrastructure which will create new communities and improve the economic prospects and social mission for the UK.” Read our full response on our website: https://lnkd.in/eQH_MPfe If you are looking to take advantage of these new funding opportunities and drive meaningful change in the housing sector, Red Loft can help. Can’t recall a more widely anticipated budget than this one. But will it empower Local Government to set up its contribution to the 1.5M New Homes the country needs? Delegates at last week’s Local Government Association Conference were clear that funding for new homes is at the heart of what needs to change, one way or another. Here are some of the views we gathered… Let’s hope the budget brings some good news for public sector housing delivery. Thank you Latimer by Clarion Housing Group INNER CIRCLE CONSULTING Westmorland and Furness Council and as always to our founding sponsors Red Loft #1p5MNewHomes #BudgetAnnouncement #LGAConf2024 #Government #Funding #AffordableHousing #NewHomes

Last week, 1.5M New Homes debuted at the Local Government Association Conference in Harrogate. We’re on a mission to connect directly with leading council, industry and government officials in housing, to explore if and how we can meet the Government’s target of building 1.5 million new homes over the next five years. We went to the conference to see what sort of profile housing has among council leadership, and what thinking is emerging. Here’s our first clip of attendees explaining what the conference had to say about getting new homes built … Stay tuned for more! At heart I'm a projects person. I love getting stuck into a project, understanding the issues, working through the detail, and finding ways to overcome challenges to enable projects to be delivered. I suppose I really like the direct correlation between what I do and clear outcomes, be that land acquired, planning consents secured or physically seeing homes being built. By contrast, I've always found the macro environment for housing/development/construction a nebulous place in which to channel energy. There is always a lag between policy interventions and any change on the ground, unforeseen consequences can and do hinder the best of intentions, local councillors work incredibly hard, usually on top of day jobs, only to be voted out due to factors entirely out of their control, and the churn of housing ministers over the last 15 years tells its own story about the sector's place in the political and public sphere. The return on energy invested seems low.   But this week, a couple of things struck me. As well as liking projects, I also still like printed newspapers and on Monday, some new affordable homes programme funding was trailed. Great news, but not normally front page news.   Then on Tuesday, I attended a thought-provoking The Housing Forum conference, and some shocking stats are worth repeating. 1 in 21 children is in Temporary Accommodation (TA), so in every classroom one child is in often totally inadequate housing, without the stability of a place they can call home. The impact on that family's health and the child’s progress in school is evident.   If this wasn’t bad enough, the cost to secure this often sub-standard accommodation is out of control. London councils spend £3m per day on TA Three local authorities in the south-east are now spending over half of Council tax receipts on TA. Nationally, the annual bill exceeds £2.3bn.   The case for new properly funded housing is overwhelming from any health, educational or economic metric.   Another concerning figure was that 50,000 people are due to retire from asset management roles and 30,000 from development roles over the next 5 years. A whole lot of people need to join the sector just to stand still, let alone deliver the growth that’s needed. The Housing Forum Futures Network led an excellent session on attracting people into the industry and have created a fantastic Sizzle video which is well worth a watch https://lnkd.in/eqjSxCvC   So my reflections from the week were 1) the opportunity to work on great projects makes our industry a really attractive career choice - we must keep promoting our sector to the next generation 2) The advice from my old football coach, ‘head up’ remains apt. The TA crisis compels us to look up from the project to the bigger picture 3) Reaching beyond our housing colleagues and amplifying calls for investment to the wider world is crucial, and I'm hopeful that at least some of my non-housing connections will have made it this far.

I’m heading to Harrogate this week for the Local Government Association Conference, to record some interviews with leaders, members and senior officers, in response to the Government’s aim to build 1.5m new homes during its term. Local government is the key delivery arm for that national ambition - either as planning authorities, giving permission to build new homes, or directly building new homes themselves. Each month at 1.5M New Homes I’m visiting a different council in England to ask what works and what doesn’t in getting new homes built. I’ll also be asking what it takes to build a career in public sector housing delivery. The results will be published here: Instagram- https://lnkd.in/eaFKp6KY Facebook- https://lnkd.in/evjNy-6x LinkedIn- https://lnkd.in/eDG4gNcz TikTok- https://lnkd.in/eKq7r6Z3 YouTube- https://lnkd.in/ekzCj_8k I hope some of the stories I gather will enable councils to share the ingredients of their success, and what needs to change, with each other, with private sector partners and with the Ministry of Housing, Communities and Local Government and its agencies such as Homes England. And I hope some of the stories will encourage more people into careers in public sector housing delivery, and encourage those already delivering new homes to keep at it. I think it’s time to hear the voices of the practitioners – the people who have to deliver on the promises – so we can build a clearer understanding of what is needed to deliver the homes we need. So with the kind support of Red Loft I’m off to Harrogate to ask councillors and officers what they think about the Government’s pledge to get 1.5m new homes built, if they think it can be achieved, and what the conference is saying about it. Hope to see you there. Message me if you’d like to be heard!

Congratulations to Circle Voluntary Housing Association for winning this Social Impact Award 2024 at the Irish Council for Social Housing Conference. Red Loft is proud to have supported the delivery of this successful, high profile project, which offers a new housing model for older people in Ireland. Well done again to the team for your hard work! #RedLoft #CircleVoluntaryHousingAssociation #ICSH #Ireland #Development #ProjectManagement

Thank you to the Irish Council for Social Housing and AIB for selecting Circle Voluntary Housing Association and our partners ALONE as the WINNER for the Social Impact Award 2024 for Housing with Support Pathfinder Project, located in Richmond Place, Inchicore!! It is a monumental achievement to have been recognized for the importance of this model of housing for all key stakeholders from Circle, ALONE, Dublin City Council the Department of Health - Ireland, the Department of Housing, Local Government and Heritage, the Health Service Executive (nationally and at a local area level), the Irish Council for Social Housing (ICSH), Age Friendly Ireland alongside our design and build team OBFA Architects and Ganson . The aim of the Housing with Support Project is to develop a new model of housing for older people in Ireland where the key components (physical environment and care supports) are provided onsite, integrated into the community and are designed with older people at the centre. The Housing with Support model provides an alternative housing option for older people with support needs but who do not require nursing home/residential care. It allows older people to “right size” or move to homes that allow them to age in place with appropriate care and support services. Support is provided 24/7 by onsite staff with visiting care and support specific to the individual. Cathy Bryce, Managing Director of AIB Capital Markets said “Sustainable communities are at the heart of what AIB does. AIB is proud to return as the main sponsor of the Irish Council for Social Housing annual conference again. We are particularly delighted to sponsor the Social Impact award 2024 and provide the winning entry with a masterclass with the AIB Social Housing team and Goodbody Clearstream focused on measuring and enhancing the organisation and project’s sustainability practices. We look forward to communities reaping the benefits of sustainable innovation.” Pictured: Stuart Muldowney, Director at AIB; John Hannigan, CEO of Circle Voluntary Housing Association; Aoife Dennis; Housing with Support Manager, ALONE. #wehear #morethanhousing #housingwithsupports
