As usual the 𝗝𝗮𝗻𝘂𝗮𝗿𝘆 𝗬𝗶𝗲𝗹𝗱 𝗚𝘂𝗶𝗱𝗲 shows little change from December given the shut down of the investment market over the Christmas and New Year break. The 10-year gilt rate tracked higher in January, having ended December above 4.5%, but has (hopefully) peaked at 4.9% in mid-January before falling back to c.4.6% currently. Attention turns to the next BoE MPC meeting on 6th February to see if the base rate is cut, which would be welcomed by the property sector. This shift is particularly evident in the growing demand for hybrid workspaces and ‘tech-box’ concepts. Smaller biotech companies are benefitting from reduced office space needs, while larger pharmaceutical firms are prioritising in-person collaboration. For real estate developers, this means designing spaces that blend traditional labs with cutting-edge tech infrastructure. The future of life sciences real estate is one of adaptability and innovation – are you ready for the change?
