We’re pleased to announce that our Washington Park project received the 2024 Best Preservation Project Award from Historic Seattle. This prestigious honor celebrates the rehabilitation, restoration, and adaptive reuse of historic properties in the Puget Sound region that adhere to the Secretary of the Interior’s Standards for the Treatment of Historic Properties. Originally built in 1890 as a printing press plant, Washington Park is now revitalized with contemporary functionality and carefully preserved architecture. To maintain the building's historic facade, we set back the new rooftop penthouse, which features sliding glass walls and panoramic views of Puget Sound, from the street. In line with the Federal Historic Tax Credit program, we rehabilitated the original wood windows and replicated the building’s decorative cornice, lost in the 1949 earthquake. Additionally, we completed a comprehensive seismic retrofit, adding steel braced frames, concrete shear walls, and new mezzanines for additional tenant space and mid-floor support for the unreinforced masonry walls. Thank you for the recognition, Historic Seattle! It is a privilege to contribute to the revitalization of Pioneer Square and to preserve the rich history of Washington Park for years to come. At The Seattle Public Library Green Lake Branch, we exposed the new structural steel and integrated it with the historic architecture to create a visual dialogue between old and new. We designed the comprehensive seismic upgrade to meet above-standard safety performance during an earthquake so the library can serve as a disaster relief center for the surrounding community. For the last week of Preservation Month, our final feature is the Greenlake Library that's in progress with BuildingWork. SSF is on the design team for the Green Lake Carnegie Library seismic upgrade and renovations. Built in 1909, the unreinforced masonry (URM) building is getting HVAC, fire alarm, plumbing, and electrical improvements, an elevator replacement, and structural upgrades of shotcrete walls and steel moment frames to bring the building up to seismic code. All work is designed to integrate with the historic architecture common in Carnegie Library structures. The current project is targeting LEED Gold. For more information visit our website: https://lnkd.in/gBpqGm78 SSF also teamed with SHKS Architects on a previous remodel of the building. 📸: BuildingWork

For decades, the Washington Park Building was hidden by the Alaskan Way Viaduct, an elevated highway once located where downtown Seattle meets the Puget Sound. Following the demolition of the viaduct in 2019, our ambitious preservation and adaptive reuse of this historic building serves as an exciting step toward reclaiming the waterfront, blending contemporary functionality with historic architecture in Pioneer Square. We designed the new penthouse with long-span steel supports and heavy timber decking to maximize water views while keeping the structure depth as minimal as possible.
