We are delighted to share that our project, Terminal Warehouse, - a large, complex project in the works for the last six years in New York City - has been shortlisted for the MIPIM World Awards 2025! COOKFOX's "creative preservation" transforms this landmarked, former freight terminal originally built in the late 1800's to biophilic workspaces anchored by a public-oriented program, preserving a significant portion of the brick and timber building while adding a terraced courtyard, new workspaces with loggias overlooking the river and a planted roof terrace. JB&B Project News: Exterior work is nearing completion for 335 Eighth Avenue in Chelsea, Manhattan. This seven-story residential building is pursuing Passive House certification (PHIUS) and will cover 200,000 square feet. Since July, almost all of the red brick facade has been installed, with the scaffolding removed from key elevations. Developed by MAG Partners LP and Mutual Redevelopment Houses, Inc., the project was designed by COOKFOX Architects and JB&B provided the MEP/FP/IT/SEC/AV/DCRG/Energy Modeling/Cx services. What do the birds and the bees have to do with new construction in New York City? Literally, everything. I'm excited to announce that one of my favorite Gensler projects I have worked on, Google's St. John's Terminal, recently won an AIA New York Design Award and received a Citation for Achievement in Biodiversity. Through collaboration with Google, Gensler, COOKFOX Architects, Future Green Studio, Second Nature Ecology and Design, San Francisco Estuary Institute, Wildlife Conservation Society, New York Botanical Garden, and NYC Bird Alliance, the team created an urban ecology strategy for our site on the Atlantic Flyway. Key components included: • Selecting native plants for the project's 1.5 acres of planting area at street level, in rail beds, and on terraces • Annual surveying of birds and insects to regularly evaluate the biodiversity response (over 40 bird species have been observed to date!) • Prevention of bird collision through bird-safe glass, integrated blinds, and careful lighting design and lighting schedules Thank you also to all of my fellow AIA New York | Center for Architecture members of the Committee on the Environment (COTE) who volunteered to serve as technical reviewers for the AIA New York Design Awards. Their work to assess all submissions through the lens of sustainability impact is critical feedback for the jury's consideration of design achievement for all award winners. Google’s New York HQ in Historic St. John’s Terminal by Diana Budds St. John’s Terminal is now home to Google, which bought the building in 2021. Thanks to a collaboration between COOKFOX Architects on the architecture and Gensler on the interiors, St. John’s Terminal has transformed from an austere industrial workhorse into a gleaming 1.3-million-square-foot, high-performance, LEED Platinum workplace. Sustainability has been the guiding ethic of the building’s revamp since before Google entered the picture. Rick Cook, the cofounder of CookFox, started studying the building in 2007 and was intrigued by the opportunities it posed from the perspective of “experimental preservation,” borrowing the term from Columbia professor Jorge Otero-Pailos. “I think it’s an evolving art form, this idea of adaptive reuse,” Cook says. “We’re riffing off the existing building fabric and creating ideas about a new type of architecture and how we evolve as a city.” https://lnkd.in/dqNJKK3u

After a restful holiday break, schools are back in session. And at our studio, we're hard at work designing the Calle Ocho campus of the Mundo Verde Bilingual Public Charter School in Washington, D.C. Learn more about the project here: https://lnkd.in/eQ-EYv5X This early-childhood educational facility, designed to serve PreK-3 and PreK-4 students, embodies the school’s commitment to nature-based education and reflects its urban context while fostering a deep connection to the natural world. Beyond its environmental credentials, the design prioritizes the well-being of its young learners. The eight classrooms are arranged to take advantage of north and western light, and expansive glazing frames views of the surrounding greenery, creating inspiring and nurturing learning environments. Our work-in-progress was recently honored with a 2024 Best of Design Editor's Pick award from The Architect's Newspaper.
