In this installment of our Sustainability in Architecture series, we sat down with our Alafia Master Plan project team to reflect on how this robust, sustainable community came to fruition. Principal-in-Charge Daniel Heuberger shared insights on the Master Plan and the collaborative efforts of a public-private-nonprofit partnership. Project Manager Jen Switala discussed the sustainable elements integrated into the design of Phase 1, and Senior Architect Deniz Secilmis highlighted the process of building one of North America's largest PHI Passive House projects. Alafia is a new wellness-oriented resilient development designed to address the chronic social, economic, and health disparities in a historically underserved area. As part of New York State’s Vital Brooklyn initiative, Dattner Architects designed a master plan that outlines the phased redevelopment of a 25+acre decommissioned public site and is now designing the first buildings. I'm glad I made it to last night's The CS Organization & Porcelanosa panel on the important and growing Office-to-Resi conversion trend here in NYC. Adaptive reuse is a critical move in our cities for so many reasons -- sustainability and urban vitality first and foremost. And we have to do everything we can to add more housing to the the rent rolls to address our housing crisis. It was great to hear the optimism about this market from Christopher Okada(Okada & Company), James Nelson (Avison Young | US), Gerry Rothbart (Porcelanosa), and my partner Catherine Selby (Dattner Architects).

Earlier this month, we hosted our first annual Friends and Family Day at Dattner Architects, welcoming guests to an afternoon filled with creativity and fun at our office. People brought along their children, parents, friends, and roommates to our office. We organized a variety of engaging activities for all ages, including crafting with compostable materials, a model shop demonstration, coloring pages featuring our projects, and more! The children enjoyed putting on construction gear, feeling like architects for a day, and learning to use tools under the guidance of Principal John Woelfling. Parents and friends were impressed by the work displayed throughout the office and were curious to learn more about the ongoing projects. A highlight of the evening was the "Ask the Architects" panel, where Philippe Martelly AIA, Sylvia Wu, Jessica Soares, Gabriella Orsi, RA, and Aimee Hultquist, RA answered an array of questions—from "How do you make buildings?" to "What is the largest project Dattner has ever built?" The day concluded with an exciting tower-building competition, bringing out the creativity and spirit of all who participated. We look forward to hosting more of these in the coming years.

Cypress Hills Ascend Middle School is Officially Ready for Students! Last week, Cypress Hills Ascend Middle School (CHAMS), part of the Ascend Schools network, held a ribbon-cutting ceremony at its new facility in the redeveloped Empire State Dairy Company Building, a landmark-designated property on Atlantic Avenue in East New York. Designed by Dattner Architects and developed by The Moinian Group and Bushburg, the redevelopment of the century-old property involved the partial gutting of the existing historic building to support a 14-story tower with 320 residential units, 12,000 square feet of ground-floor commercial space, and the new charter school for Ascend. DBI served as Ascend’s owner’s representative on the project and made sure all project partners were completing tasks on budget and on schedule to enable the school’s opening for the 2024-2025 school year. With a complex project of this kind, many challenges were present and DBI is proud to have led all stakeholders to a successful outcome. Some key highlights of the project include an impressive new library, the largest of any school in the Ascend network, and a hybrid architectural model that thoughtfully blends the building’s historic elements with the school’s more modern design, cultivated by MBB Architects, the school project’s design partner. With a total footprint of just over 50,000 square feet, Cypress Hill Ascend Middle will accommodate 480 students and serve grades 5-8. Since 2022, DBI has overseen the construction of two new facilities for Ascend, comprising nearly 100,000 square feet of new educational space for the growing charter school. DBI is considered the foremost leader in educational real estate in New York City, Cypress Hill Ascend Middle School is just one of the $3 Billion in active school projects the firm has under management.
