Founded over two decades ago, DTR is a Building Science +Architectural Firm that brings highly practical solutions to exciting, large, and/or complex building projects designed and constructed throughout the US and abroad. We are also known as the “Building Science Guys”. (We bring Science into Architecture...) Working with various Design Teams, Developers, and Building Owners to bring "sound architectural solutions" to unique projects as well as provide other technical services, such as Building Enclosure & Waterproofing Consulting, Building Forensic Investigations, QC/QA Peer Reviews, Hygrothermal Modeling/ Calculations, Construction Specifications and also provide full-service Remediation Architectural Services. DTR is one of the largest construction specifications writing firms in the US as well as a highly regarded Building Enclosure/ Waterproofing and Forensic Consulting Firm, with multiple offices throughout California. 📢IIBEC So Cal Chapter News - 2025 Hawaii Winter Workshop On January 16th and 17th 2025, the IIBEC So Cal Chapter hosted its 24th Annual Winter Workshop at Royal Sonesta Kauai Resort in Lihue, Kauai. This was our first year at the Royal Sonesta and we could not have been more pleased with this beautiful location. We had a great turn out with nearly 100 attendees. The event sold out on tabletop sponsorships with 15 tabletop sponsors present during the event. IIBEC So Cal Chapter The IIBEC So Cal Chapter invites you to our first 2025 Technical Meeting. Peeling Back the Onion - Presented by Nathan Taylor, CSI, CDT of DTR Consulting Services. This presentation is an in-depth dive into a leak investigation at a high school Industrial Arts and Horticulture Building that snowballed into a remedial architecture project and escalated further with discoveries that raised structural red flags and expanded the original scope of work. While investigating water damage, additional nonconforming conditions were uncovered and additional areas had to be opened, revealing even more questionable building practices. In the end, the structure of the south façade was replaced, as well as 1/3 of the roof structure, and the entire building was “re-skinned”. Due to the nature of the failures, this project also became a litigation case. This presentation is presented as a Case Study that covers the timeline of the project from the initial investigation, the layers of additional discoveries, the remedial design, and the construction process while briefly covering the litigation that followed. Throughout the timeline, each layer of the onion is pulled back for discussion, as well as to inform attendees of how each of those issues was overcome. This incredible space will make a lasting positive impact on the community, and we’re proud to be part of it.
🌟 Big News! 🌟 We are proud to announce that Terra Linda High School Gym is officially CHPS-Designed certified! 🏅 Designed to meet the The Collaborative for High Performance Schools (CHPS) standards, the gym includes reclaimed water irrigation systems, daylight-responsive lighting, low-flow plumbing, and high-efficiency HVAC powered by 60% renewable energy. It's also solar-ready and can support a future microgrid battery system. 🌱💪 The new 2,500-seat gym in the San Rafael City Schools District replaces outdated facilities and serves as a hub for athletic events and assemblies. It features a weight room, team rooms, and a regulation-size competition venue for basketball and volleyball. This upgrade allows Terra Linda High School to host league events and full campus gatherings for the first time in years. 👏 Kudos to our partners on this project and many thanks for your contributions! NFPA 285 compliance limiting vertical and lateral flame spread on exterior wall assemblies is one of many requirements within building code - International Code Council's International Building Code (IBC) - to protect occupant life safety, first responders, and property. 🔥 NFPA 285 compliance is based on a complete wall assembly - from interior to exterior finish - and must include specific detailing for opening protection and slab edge performance. 🔥 A product cannot be "NFPA 285 Compliant" without reference to and incorporation of a complete assembly and detailing. 🔥 NFPA 285 compliance is typically demonstrated through successful project specific testing (rare); project specific engineering judgement based on successful testing (common); OR manufacturer engineering extensions - "build-a-wall" tables - offering multiple combinations of materials and details for compliance (most common). 🔥 Engineering judgements and engineering extensions may be provided by qualified and experienced fire professionals when large-scale and small-scale test data support modification of discrete portions of a successfully tested NFPA 285 assembly. 🔥 The Building Official (or Code Official) typically has complete authority to accept or reject test reports and engineering judgements; however, the Registered Design Professional maintains the responsibility for ensuring code compliance of the design and final installation, including NFPA 285 compliance.
