We're thrilled to see PadSplit coming online for Denverites thanks to Atticus LeBlanc and team. For one low weekly price, PadSplit members get a private room with furniture, utilities, internet and laundry usage. There's no minimum credit score needed to apply, members don't have to sign long-term leases and they're able to build their own credit score in the process. Meanwhile, owners who list their properties on PadSplit can find easier pathways to long-term tenants and be assured that those tenants go through a rigorous safety screening process. The Brookings Institution and Economic Architecture were among the earliest supporters of the Dearfield Fund For Black Wealth. We were elated to share 3 updates in this follow-up piece. Since Dearfield was originally honored by the two organizations in their Valuing Homes in Black Communities competition, Dearfield has deployed $8M in down-payment assistance and helped nearly 220 Black and African American homebuyers unlock the doors to their first home. By the end of 2024, the Dearfield Fund For Black Wealth plans to launch its "Black Wealth through Homeownership” toolkit, including lessons on the fund’s model, legal structure, and approach to partnerships and stakeholder engagement. In 2025, Dearfield is aiming to launch a certification program to train home loan officers on a range of factors, including the historical context that impacts first-time Black and African American homebuyers. Congratulations to Aisha T. Weeks, MPA, Tiffany Roan, MPA, Steve Gui, Mary Gerlach, Dr. Andre M. Perry and the many bold partners who continue to make this work possible.

Since 2022, the City and County of Denver’s Housing to Health (H2) pay-for-performance program has secured 29,459 days of housing for participants, with an 80% housing retention rate after six months Supported by the federal Social Impact Partnerships to Pay for Results Act (SIPPRA), this social impact bond-based collaboration demonstrates the power of cross-sector partnerships in driving sustainable impact. It operates on a pay-for-success model, where investors like our team, Northern Trust, Colorado Access Foundation and The Denver Foundation fund the program and its services upfront, and then receive returns only if outcomes — such as reduced ER visits, jail days and housing retention rates — are met. In addition to those days of housing and retention rates, H2H has seen a 34% reduction in police contacts, 40% reduction in arrests, 30% reduction in jail stays, 40% reduction in ER visits and a 155% increase in office-based preventative care visits among program participants. H2H has been buoyed by a trio of stalwart service providers, including the Colorado Coalition for the Homeless, which provides housing services through the program, WellPower, which offers program participants mental health support, and Denver Health, which addresses the physical healthcare element of the program. “These early results of this effort to address one of the biggest problems facing our city prove that giving tested service providers the ability to implement evidence-based approaches literally pays off," said Catherine Toner, our Director of Impact Investing and leader of this H2H work for our team. "Gary was founded on the idea that taking calculated risks and testing innovative structures has the power to generate tangible, replicable financial and public value. These early H2H results reinforce that idea.”

It was such an honor to see our very own Reilly Pharo Carter, Steffanie Clothier and Zach Martinez honored by the Colorado Children's Campaign this week for working with a broad coalition to pass the Family Affordability Tax Credit through House Bill 24-1311. It was such an incredible room full of advocates, partners and old friends like The Women's Foundation of Colorado, The Bell Policy Center, Colorado Fiscal Institute and many more who were fellow supporters of this effort and longtime champions for Colorado kids and families. And yet, we know the work to activate this new tax credit has only just begun. In the coming days, weeks and months, we're excited to share more about the importance of getting all Colorado families to file their taxes in 2025 to take advantage the Family Affordability Tax Credit, along with the Child Tax Credit and Earned Income Tax credit. If we're able to fully execute on that work — and we fully expect to do so — we can help Colorado cut child poverty in half and make our state the best place to raise a family in the country.

What if we could de-silo our mental health services and design a coordinated system that meets the needs of our youth and families before they fall into crisis? That's the opportunity that lies ahead for the state of Colorado after it was chosen to partner with the Forum for Youth Investment (FYI) on its BEST Youth Initiative. A huge round of thanks is owed to the large team that helped Colorado win this award, including the Colorado Department of Human Services, Colorado Department of Education and Colorado Department of Labor and Employment, all of whom will now lean into this partnership with FYI to explore ways their respective agencies can collaborate and better integrate their systems and practices moving forward. A special thanks is also due to the philanthropic community that came alongside our state agencies to help them seize this opportunity, including our own Sara N., Stephanie Perez-Carrillo with Caring For Colorado Foundation, Ana Soler with Gates Family Foundation, Madeleine Ashour with Colorado Children's Campaign.
