Located in Midtown Charlotte, The Pearl is an inclusive, mixed-use innovation district ecosystem, grounded in research and academics. Breaking ground in 2022, The Pearl will be a multi-phased, mixed-use development featuring office, lab, retail, residential, including affordable housing, community gathering and academic spaces. The first phase of the District includes Charlotte’s first four-year medical school, Wake Forest University School of Medicine Charlotte. The Pearl is a partnership between Atrium Health and Wexford Science & Technology, leveraging both partners’ experience and forward-thinking approach to embrace new ideas, research and technologies that will advance healthcare solutions and welcome people from all walks of life within our community.

    @The Pearl CLT #NC #innovationdistrict: Post 23: Rainscreen So what is a #rainscreen? Think of it as a raincoat for a building but with multiple layers performing a critical function in the whole system. Below is a breakdown of those layers and I know Erik Verboon AIA could regale you on each one of these and the perfect rainscreen system. From OUT to IN -exterior cladding: this can be terracotta, metal panel, brick, stone, etc. it’s responsible for keeping bulk water out so all the rain or that super soaker when kids play water wars around the Pearl. However, it is not waterproof. -air cavity: probably the second most if not tied for the most important layer. It helps ventilate the entire wall and dry out. -insulation: pretty self explanatory but essentially helps keep the warm air in and the cold out and the cold air in and the hot out depending on the season. Think of a styrofoam cooler. Interesting fact it can get wet and sometimes does, which is why the air cavity its important. -Air or vapor barrier: this is the trickiest one but the most important of all. Depending on the climate region it’s one or the other or both. This one keeps all water and/or air out… the last defender. -Wall structure/backing: Usually sheathing on metal studs but could also be a CMU wall. We have both in R1. In my last post I talked about the terracotta rainscreen on the Center for Education (#C4E). The Research Building doesn’t have the hook rail but the principle is the same and it uses a white metal panel instead of the terracotta. Metal panels get attached to a metal rail with clips and the rails get attached to the ‘Z’ girts. Shout out to Cynergy Systems Inc. systems for the metal panel install.     We had a blast (from the past) sponsoring Blumenthal Arts community night last week as part of Back to the Future: The Musical, playing now! Our brains were firing at 88 miles per hour hearing from and celebrating the many non-profits that make up Charlotte’s innovation ecosystem. Thanks to the team at Blumenthal Arts and everyone who came out to make the night a success. Oh, and there’s still time to snag tickets to see Back to the Future: The Musical in the Belk Theater! The show runs through July 21.

    Big news for IRCAD North America, for The Pearl and for the city of Charlotte! Stryker and IRCAD just announced a major partnership to help bring advanced surgical training and medtech R&D to our innovation district. “We are building something remarkable in Charlotte at The Pearl, a hub for innovation, medical science and research that will accelerate the pace, scale and impact of clinical breakthroughs,” said Eugene A. Woods, CEO of Advocate Health, of which Atrium Health is a part. “This training center at IRCAD’s North American headquarters and the partnership with Stryker will play a critical role in helping us shape the future of medicine and help clinicians deliver the most advanced and cutting-edge care.” Read more: https://lnkd.in/e--FyexZ

    📰 IN THE NEWS! 📰 The Charlotte Business Journal recently got an inside look at the progress of development here at The Pearl. With both buildings topped off, work is concentrated on building out more than 700K square feet of space that will be home to IRCAD North America, Wake Forest University School of Medicine's second campus, tenant space and common areas that will breathe life into the innovation district.

    Enhancing Innovation Districts through Public Spaces: Lessons from Winston Salem. Parks and open spaces play a crucial role in fostering connectivity and community within innovation districts. As highlighted in the research paper, "Innovation Districts and the Centrality of Land," these public areas are more than just recreational spots; they serve as vibrant hubs where workers, residents, and visitors come together to collaborate and socialize.   One prime example of this is Winston Salem's Innovation Quarter and its centerpiece, Bailey Park. Situated in the northern district, Bailey Park not only offers a space for leisure but also acts as a catalyst for economic growth and community development. With active programs, free Wi-Fi, and food trucks, the park attracts individuals from diverse backgrounds, creating a sense of belonging and vibrancy in the area. What makes Bailey Park even more remarkable is its role in attracting investment to the region. By providing a dynamic public space, Winston-Salem's Innovation Quarter has successfully lured companies, medical institutions, and housing developments to the area. As leaders at Innovation Quarter rightly points out, “creating a sense of place is essential for supporting the underlying economy.”   Similar success stories can be found in other innovation districts, such as District and Cortex Commons. These examples underscore the importance of integrating public spaces into district planning and development initiatives. By investing in parks and open areas, districts not only enhance quality of life but also stimulate economic activity and innovation.     We’ve come a long way in just one year! In January 2023, construction officially began near Uptown Charlotte on our long-awaited medical school, Wake Forest University School of Medicine Charlotte and the surrounding innovation district, known as “The Pearl.” Glass windows are beginning to adorn the school’s steel beams that rise into the Charlotte skyline. As the building grows, so does anticipation for what’s ahead for our first four-year medical school in Charlotte. As the second campus of the school of medicine, based in Winston-Salem, it is expected to seat its first class in 2025 and open the following year.
