The Most Sustainable Town in the UK Lewes is a quaint little town of 16,000 serving as both a bedroom community for the University of Sussex and a thriving art scene which occupies many of the industrial spaces that have hollowed out over the last century. Phoenix Iron Works has been a prime site for redevelopment given its prominence near the town center and scenic location along the River Ouse. So it is really great to see Human Nature and a massive group of architects, planners and consultants join the cause to turn it into a distinctive multi-family setting for 685 homes, more than 30% of which are intended to be low income. The development itself will be composed of timber buildings each designed by a different architect but adjoining around a central piazza. At 685 new homes, The Phoenix unlocks one of the largest housing allocation sites in the South Downs National Park. Importantly the tenure mix will include over 200 affordable homes of which 92 will be Lewes Low-Cost Affordable Rent (linked to median income not the market). The masterplan's plot ratio is similar to the local plan reference scheme and is equivalent to the existing town centre. The scale of the project’s edges has been carefully modulated to address the existing context including the Conservation Area(s) and The Pells. We get asked daily to run scenarios through Neuron to identify cost or space-saving opportunities on projects that are over budget. We can always find some; from modest improvements in small projects to large opportunities in tall towers. However, when we work with a precinct, with a completely blank canvas, the potential is enormous. Simple strategies like community titles, shared infrastructure, and strategic servicing strategies baked in from the get-go can unlock tens of millions in value uplifts. Very easy to do during the masterplan phase, but extremely difficult once the projects progress into the next phase and designs start to get locked in. Given the cost challenges we face in Australia, after looking at hundreds of different built forms over the last two years, we believe this specific built form offers the most significant opportunity to do more with less. This approach can meaningfully improve a project's feasibility, reducing the cost of housing while still unlocking more money to invest in sustainability and amenities improvements. As the region begins to think of growth and the future of our major thoroughfares, it is important to envision the possibilities. With the initial feedback from Fayetteville's public input indicating a desire for more 'missing middle' housing types, as well as retail, service amenities and recreational facilities along 71b, the proposed zoning changes aim to address these needs. Collaborating with Groundwork, GEMSTONE Design Studio has reimagined what this zoning change could look like. This would allow for more mixed-use buildings, keeping density in developed areas while preserving natural and working lands. . This microdistrict project was created on the basis of the principles of "New Urbanism". It is a mixture of people (of different ages, races, wealth) and a mixture of the architecture (administrative, public and residential buildings). A comfortable living environment includs green pedestrian routes, bike paths, places for collecting and sorting garbage in underground parking lots, and a humane number of floors of residential buildings, which is so necessary for Vladivostok city. The concept of the residential complex was based on an analysis of the pedestrian activities of the residents of this area. Self-organized squares (points of attraction) and the most logical directions from the complex were taken as the basis of the pedestrian frame. Livable EWS housing unit. There have been debates around the topic of EWS sections and the condition of housing units that are designed for the EWS. As per the mandate of the government a set percentage of EWS housing units are mandatory for each housing society. It is an initiative for the weaker sections of the society to avail a house of their own at cheaper prices. There are stories that EWS housing infrastructure is borderline unlivable as they are constructed just for the sake of norm fulfillment. What possible options can we design to make better houses for the weaker sections? More importantly, can we do it in smaller sizes and cheaper costs? Here is one concept of it. A conceptual sketch of a housing complex for the economically weaker sections. Unit size is 11' x 25' and the building consists of 8 units with a central courtyard for natural light and ventilation.
