After starting as an intern in 2022 while completing a Bachelor of Engineering (Honours) in Mechanical Engineering and a Bachelor of Science in Computer Science, we are delighted that Victor has joined our tech team as a permanent employee. Victor was also the Director of Aerostructures in UNSW's Design Build Fly program, contributing to fuselage design, prototype manufacturing, and the first successful competition in UNSW DBF history for the AIAA DBF 2024 Competition. Back by popular demand! This year, I transformed one of Neuron's projects into gingerbread: a 31-storey hotel on George Street, developed with Ceerose and Architecture AND. Lessons learned along the way: - Structural considerations for cantilevered towers are far more complex than for houses. - Gingerbread performs poorly under tension and lacks ductility. - Don’t forget to consider the depth of your materials—mid-construction changes are a pain! What a wonderful way to finish off the year; Ross Harding with his team at Finding Infinity, Neeson Murcutt Neille, and Monash Urban Lab won the NSW Housing Pattern Book Design Competition, a project we massively enjoyed supporting. From 212 entries from around the world, to 21 shortlisted designs and then being selected as a winner... an incredible achievement by the team! Driving value looks different on every project, and we wanted to share our recent work with Iris Capital on the redevelopment project at 67 Hume Highway, Chullora. The site included an existing pub, which posed a unique challenge requiring careful coordination apart from the proposed residential area. We completed a thorough engineering options analysis, and within just three days, we delivered an optimised plant and servicing strategy, reducing the typical timeframe by several weeks. The site’s complexity, with multiple buildings at various stages of development, posed significant challenges for the engineering design. Because Neuron could handle 80% of the design within the first few days of the project, our team spent their time on the "fun stuff", which for us is innovative problem-solving and collaboration with the project team. Maximising project development value is always front and centre of our minds at Neuron. So, in this challenging feasibility environment, it's great to see several of our recent projects pushing ahead into construction, including this wonderful site by Urban Property Group in Little Bay. The project is currently amid bulk excavations, with bulk earthworks at the halfway point. Stage one is complete, and over 10,000 sqm of sandstone has been excavated. Interested in how construction is progressing at our waterside residential development in Little Bay? We're currently in the midst of bulk excavations, with bulk earthworks at the halfway point. Over 10,000m³ of sandstone has already been excavated and stage one of our site establishment has now been completed. This month, we’re looking forward to having our tower crane erected at our premium project, which offers uninterrupted water views and is surrounded by some of Sydney’s best golf courses. Innovation is a core of everything we do at Neuron, and we are proud to contribute to Australia’s journey towards sustainable real estate with MODEL’s $110 million transformation of the former Schweppes Cordial Factory in Abbotsford. This project will create 180 new build-to-rent (BTR) apartments, merging Passivhaus standards with adaptive reuse to seamlessly integrate sustainable practices with the site’s rich industrial history. We were also excited to be mentioned alongside other industry leaders in an article by Ben Wilmot in The Australian that highlighted MODEL’s ambitious $250 million Regenerative Decarbonisation Fund. The initiative, informed by insights from the Tomorrow’s Too Late white paper that Neuron's Steven Cassells contributed to, aims to promote regenerative development by constructing 1,000 Passivehaus-certified mass timber apartments by 2025. Some days are bigger than others. Today is bigger than most. At least in the life of MODEL that is. I’m bursting with pride to announce the launch of what we believe is Australia’s most sustainable real estate fund in history, MODEL’s $250m Regenerative Decarbonisation Fund. Bringing to life the insights and the frameworks outlined in our white paper, Tomorrows Too Late, the fund will provide foundational financing for our initial target of 1,000 Passivehaus certified, mass timber apartments under development by 2025, representing over a half billion dollars in regenerative development. To that end, I’m thrilled to introduce our latest project; a $110m reimagining of the former Schweppes Cordial Factory in Abbotsford into a 180 apartment BTR, Passivhaus certified, mass timber celebration of adaptive reuse, where the past merges with the future. Michelangelo said “The greater danger for most of us lies not in setting our aim too high and falling short, but in setting our aim too low and achieving our mark.” Time will tell whether we “achieve our mark” but one thing’s for certain, with this truly remarkable team surrounding us, it’s going to be one helluva ride.
