The Boathouse in Washington, DC, represents a fusion of history and modern architectural innovation. Situated on a site marked by the 1972 Watergate scandal, this project showcases Northern Architectural Systems' expertise through its use of the 4500 Series Window Wall, 1600 Series Casement, and 7600 Series Door, breathing new life into a historically significant location. This LEED Silver-certified development by WDG Architecture and UIP, transformed from a former Howard Johnson’s hotel and later university residences, demonstrates how contemporary design and respect for historical contexts can coexist, creating a vibrant, sustainable community space for the future. We get asked daily to run scenarios through Neuron to identify cost or space-saving opportunities on projects that are over budget. We can always find some; from modest improvements in small projects to large opportunities in tall towers. However, when we work with a precinct, with a completely blank canvas, the potential is enormous. Simple strategies like community titles, shared infrastructure, and strategic servicing strategies baked in from the get-go can unlock tens of millions in value uplifts. Very easy to do during the masterplan phase, but extremely difficult once the projects progress into the next phase and designs start to get locked in. Given the cost challenges we face in Australia, after looking at hundreds of different built forms over the last two years, we believe this specific built form offers the most significant opportunity to do more with less. This approach can meaningfully improve a project's feasibility, reducing the cost of housing while still unlocking more money to invest in sustainability and amenities improvements. In recent decades, there has been a trend in architecture of returning to traditional architecture, while adapting it to contemporary building materials, modern lifestyles, and contemporary design styles. The result is buildings with a local appearance, adapted to their environment in terms of construction style, and influenced by the local construction method in terms of the use of building materials and traditional building principles. But they have all the modern equipment and systems, such as electricity, mill, sewage, communication, that exist in the 21st century. Most of these buildings also have the intention of green thinking and optimal utilization of energy and recycling. This microdistrict project was created on the basis of the principles of "New Urbanism". It is a mixture of people (of different ages, races, wealth) and a mixture of the architecture (administrative, public and residential buildings). A comfortable living environment includs green pedestrian routes, bike paths, places for collecting and sorting garbage in underground parking lots, and a humane number of floors of residential buildings, which is so necessary for Vladivostok city. The concept of the residential complex was based on an analysis of the pedestrian activities of the residents of this area. Self-organized squares (points of attraction) and the most logical directions from the complex were taken as the basis of the pedestrian frame. 🏢 Beaulieu: Harmony between Demolition and Conservation Atenor and AG Real Estate in collaboration with the BMA are delighted to present a real estate initiative designed by a2o, VELD and Kollektif Landscape for their project Beaulieu. This challenging development for residential housing balances demolition and preservation. 💡 The southern bays of the building retain the original architectural elements, while the northern bays benefit from new openings and volumes. The atrium is transformed into an interior street. Vis-à-vis between dwellings is avoided thanks to an ingenious double orientation. 💡The residential typologies are diversified, with adaptable programming for flats, offices, and co-living spaces. 💡The building's post-modern architecture has been reinterpreted with brick accents, giving it an attractive residential character. A large bicycle storage area on the ground floor provides easy access to the future urban boulevard. This development is highly praised for its coherent integration of constraints and its adaptive reuse approach.
