A consultation on plans to completely transform Market Square as part of the regeneration of #Harlow Town centre is now live. Garden Town partners Harlow Council are planning a major rebuild of Market Square alongside further development to the buildings surrounding the area. The council’s Town Centre Masterplan identified the area as the town centre’s new hub for leisure and hospitality with a vision of new bars, restaurants, nightlife and other such offerings set to complement the plans. Proposals include several new features not previously seen in the area, including an interactive water feature, useable green space, a rain garden, timber decking and a natural playground. Plus opportunities for street trading and pop-up stalls, local markets, art displays and other events. The proposals are part of the council’s regeneration programme which aims to put the heart back into Harlow town centre and make the local area a go to destination as the future Garden Town neighbourhoods come forward. Other schemes include improvements to Terminus Street, Broad Walk, the new Sustainable Transport Interchange and the Arts and Cultural Quarter in Playhouse Square. One of the biggest advantages of mixed-use developments is convenience and walkability. When homes or apartments are integrated in the same building or community as shops, restaurants, and offices, residents have easy access to amenities and don’t need to drive everywhere. This makes mixed-use projects ideal for urban neighborhoods and downtown areas where walkability is prioritized. In recent years the importance of trees in our urban environments has become very apparent and we have seen many changes in the planning industry as a result. One such change is the introduction of the Department of Planning’s Tree Canopy Cover mapping and the implementation of the “Greening our City Program” which focuses on Urban Greening to create a sustainable, liveable and cool Greater Sydney. The program aims to increase green cover across Greater Sydney and contribute to lifting urban canopy coverage to 40% by 2036. Some ways to include trees in your development are: 🌳 Protecting and retaining existing vegetation. 🌳 Providing replacement planting in landscape designs. 🌳 Proposing rooftop gardens. 🌳 Consider increasing permeable paving materials to allow water infiltration which supports tress and plants. As they say “The best time to plant a tree was 20 years ago. The second best time is now.” To read more about the benefits of trees and ways to include trees in your development check out our latest blog - https://rfr.bz/la0nx46 More information about the “Greening our City Program” can be found at https://rfr.bz/la0nx47 #townplanner #townplanning #statementofenvironmentaleffects #developmentapplication #nswplanningportal #planningportal #urbanconsultants #turningdevelopmentdreamsintoreality NSW Department of Planning, Housing and Infrastructure

A former industrial power station site in Downingtown is being transformed into a new town center. Improvements will include a new SEPTA rail station in combination with a mixed-use retail and apartment complex that will grace a new regional park along the Brandywine River. CVDA was requested to revise the proposed Town Center Plan to enhance placemaking, walkability, and to create an exciting landscape character that would help define the new development to promote walkability and placemaking. A recreation amenity package and an overall park plan for the area along the Brandywine River were developed to promote the natural features of the existing wooded landscape. Stormwater management was integrated seamlessly into the park and open space amenity areas. A bridge connection was created to connect the new development and park to an existing park across the river as part of a regional park and open space network. #towncenter #planningprojects #landscapearchitecture #landscapeplanning See insights and ads Boost post All reactions: 1 1

Three examples of medium density infill development, done well - as part of the NSW Government’s approach to the ‘missing middle’. 🏡 Transforming a former chocolate factory into four four-bedroom homes with off-street parking, natural light and Juliet balconies facing the street. 🏠 A minimalist, rust-coloured block on a quiet street in Glebe accessed by a verdant, angled garden pathway to five three-storey terraces, all with offstreet parking, is another high-quality example. 🏡 St Marys, a four-storey block surrounded by landscaped gardens with 44 apartments, each with natural sunlight, indoor-outdoor terraces and views to the Blue Mountains also provide an example of high-quality social housing, which also meets the highest standard of Livable Housing Design Guidelines. We have to keep pointing to these examples to unlock the full potential and to meet our growth targets. These housing types will need to do much of the heavy lifting in the #SEQRegionalPlan. 𝐌𝐢𝐬𝐬𝐢𝐨𝐧 𝟑: 𝐑𝐞𝐛𝐮𝐢𝐥𝐝 𝐨𝐮𝐫 𝐭𝐨𝐰𝐧 Another phase of town centre rebuilding starts this month as part of our work to rebuild the whole town centre. Not only are we 𝐚𝐜𝐭𝐮𝐚𝐥𝐥𝐲 𝐝𝐞𝐥𝐢𝐯𝐞𝐫𝐢𝐧𝐠 on our promises, but we’re radically transforming the way our town centre works - future proofing it and enabling incredibly high-quality public realm to compliment radical redevelopment. Public realm is far too often left behind, value engineered out and not maintained yet it makes all the difference.

This is the sale of one parcel of beautiful waterfront land, the first available redevelopment property on Easton Point. It is divided into two zoning areas: approximately 32,190 SF with a "Water's Edge" designation and approximately 22,600 SF designated Port Street (which is its road frontage). - 250 linear feet of bulkheaded, board-walked waterfront with 12' depth - Annexation in 2018 provides access to public sewer and water - First project has plenty of EDU's, can accommodate any development plan - First project to develop under the new MXW zoning created especially for Easton Point - By way of example, it appears one could build a brewery with outdoor seating on the waterfront, residential above, a restaurant on the street front, with townhouse residential on floors two and three, and connect the two with parking, courtyard and landscaping https://lnkd.in/eGuP-2uY #iamsvn #svndifference #svnmillercre #featuredproperty
