The £66 million Island project is set to transform a 10-storey structure into 100,000 square feet of net zero carbon, smart-enabled office space. Embracing sustainability, the development aims to foster a collaborative and innovative atmosphere, boasting features like breakout rooms, meeting spaces and a roof terrace. Beautifully designed by Cartwright Pickard, the architectural ethos prioritizes the utilization of natural elements such as brick, stone, and timber, along with biophilic materials, seamlessly integrating the outdoors into the workspace. The Secretary of State has approved plans for the next phase of a mixed-use regeneration scheme at Cambridge North, on the derelict former railway sidings land next to Cambridge North Railway Station and Guided Busway Interchange. The development is being brought forward by the Chesterton Partnership, a venture comprising Network Rail Property, DB Cargo (UK) Limited, and development partner Brookgate. Since 2020, ACME has been developing the masterplan on this complex public brownfield site surrounded by a varied tapestry of development. It is a truly mixed-use residential-led development with life sciences at the heart of its identity. The scheme will deliver 425 mixed-tenure new homes and 5,000 sqm of flexible ground floor space for cafes, shops, bars, and community spaces. New public realm and green spaces will enliven an accessible new urban neighbourhood as a gateway from Cambridge North Station to the wider North East Cambridge area. The scheme will also deliver 53,700 sqm of commercial space, including provision for new laboratories and offices. The integration of landscaping will preserve the existing identity of the site in the Cam River Valley and its identity as a new urban quarter belonging to Cambridge. The scheme provides extensive green spaces and material improvements to biodiversity. It also responds to the climate change challenge with energy—and water-efficient buildings and by encouraging the shift to more sustainable means of transport. New, accessible public spaces, such as Chesterton Gardens at the heart of the residential quarter and a new civic space, Chesterton Square, will provide social spaces for all. A ‘wild park’ of planting, with a pond habitat, will be a green, biodiverse space for visitors as well as those who live and work at Cambridge North to enjoy. The proposals will see a significant net gain in biodiversity of over 80% and will involve planting in excess of 340 new trees and providing landscape areas on building roofs. Make Architects is designing One Cambridge Square and the lab buildings at 1-3 Station Row, while ACME is designing One Chesterton Square, Two Milton Avenue, a Mobility hub, a lab building and the Residential Quarter. This would have to be one of my favourite urban regeneration projects. Many of you would be well aware of this project. The repurposing of the Shrewsbury Flaxmill Maltings building, one of the world's first high rise buildings which became the template for many high rise buildings around the world. The oldest buildings are the most sustainable buildings, and a very satisfying part of our work is being able to give an old building a new purpose and lease of life. Especially when it’s a distinctive brutalist building like this one in Sheffield city centre. Sheffield is known for its brutalist landmark buildings, such as Park Hill, the Moorfoot building, and the Moore Street electricity substation. Division House, the former Westfield offices on Division Street, is not as well-known, but it is a little brutalist gem. Working on behalf of our client MCR, we converted this building from offices into 39 residential apartments whilst retaining the ground-floor retail units on this popular city centre street. The things I particularly like about this scheme are: 🏘️ More new homes in the city centre 💰Local businesses occupy ground-floor spaces, supporting local commerce and activating the street. 🏢 Sheffield is known for its brutalist architecture, so the retention of this building contributes to local identity and distinctiveness. ✅ Breathe new life into a building whose former use had become obsolete, securing its future for many decades to come. 🏬 A good example of mixed use ‘gentle density, buildings ranging between 3-7 storeys. ♻️ Reusing the existing structure was a more sustainable alternative to demolition and the construction of a new building on the site. Division House is a project that can help bring new life into urban centres, and it is a classic example of our work.

Reaching the summit at Island! We had a great day last week, bringing together our HBD colleagues alongside our partners Greater Manchester Combined Authority (GMPF) at Island - celebrating the building’s ‘topping out’. The event marked us reaching the highest point in the building’s construction, with partners, guests, and our main contractor and Bowmer and Kirkland Ltd gathering on Island’s 9th floor. Island on John Dalton Street in Manchester’s ‘prime’ core, is one of the city’s most sustainable office schemes; designed by Cartwright Pickard the 100,000 sq. ft net zero carbon building will be smart-enabled and targeting to be EPC A rated, achieve Nabers 5.5 stars, and be BREEAM Excellent. Island will also incorporate resilient technology infrastructure to support occupiers ESG objectives and its energy consumption will be 46% lower than the 2020 Real Estate Environmental Benchmark. Speaking at the event, our colleague Adam Brady, Executive Director at HBD, said: “Island is now becoming a reality. Every element of Island, from the structure to the internal operations, has been carefully thought through to provide occupiers with a highly intelligent building which will support their business and their ESG criteria for many years to come.” Island will complete this summer. London to become the 'Manhattan-on-Thames' London is on the brink of a skyline transformation, resembling a 'Manhattan-on-Thames', according to a recent report by New London Architecture. The report unveils plans for an impressive 583 towers across the city. Among these, nearly 600 towers, each soaring over 20 stories tall, are eagerly awaiting their turn in the development pipeline over the next decade. 🌆 This surge in vertical construction significantly surpasses the 270 skyscrapers erected in the previous decade alone. Peter Murray co-founder of New London Architecture, emphasized the profound impact tall buildings have had on the city's landscape over the past two decades and underscored their continued necessity. #DesignFeature | Today we're celebrating CME Center, the 2024 AIA Illinois Excellence in Interiors (Projects 5,000 SF and Above) recipient! 📐 Krueck Sexton Partners The CME Center project is a transformative repositioning of an existing commercial lobby that had been in continuous use for the last 40 years. Completed in 1987, CME Center has been the home of the Chicago Mercantile Exchange. The 40-story twin towers are joined by a massive trading floor podium that encompasses an entire city block. Several thousands of people use the building complex daily. However, by the inception of the project in 2016, the 2.5 million square feet property was struggling to compete in the Class A Chicago office building market. At minimum, the customary lobby typology required a drastic repositioning to attract the next generation of users. With over 6,000 inhabitants and tens of thousands of commuter foot traffic, the project created a new urban communal realm in response to the market’s need for livable urban spaces to attract young talents, who seek authenticity and places of comfort for their work and social interactions. 🔗 https://lnkd.in/gfZyxwyN 🔗 https://lnkd.in/gKeipw3

We’ve secured planning for another Net Zero project in Manchester ♻️ Hot on the heels of our work at Island - our 100,000 sq ft of Net Zero workspace that’s soon to complete - we’ve today secured planning for another pioneering HBD place. Colloco will offer 200,000 sq ft, state-of-the-art workspace in the St John’s district of the city. Designed by our friends EPR Architects, it will be built to Net Zero Carbon in both construction and operation and is targeting an EPC A and BREEAM Excellent ratings. It will also be compliant with British Council for Offices standards and include a host of amenities aligned with the WELL building standards. Speaking of the news, our colleague Adam Brady said: “Colloco represents a new era in workspace design. The building looks to attract dynamic, forward-thinking organisations, which see collaboration and the health and wellbeing of their employees as fundamental to the success of their business.” As keen collaborators, we’re now on the hunt for a joint venture partner to take the scheme forward.
