The infrastructure currently being installed at Glass Bottle will allow future connectivity to the Ringsend District Heating system where waste heat will be routed through the development to heat the north and south docklands. The project, led by Lioncor, is set to deliver 502 new homes in this phase, including a mix of social, affordable, and privately owned units. This development is part of the larger Poolbeg West Strategic Development Zone Planning Scheme, aiming to transform the former industrial area into a vibrant urban neighborhood with residential and commercial spaces. Lioncor as residential development manager are currently on site delivering 894 units across Phase 1[a] and 1[b] This new approval for Phase 2 brings the overall number of residential homes that have been granted permission at Glass Bottle to 1,396 with initial completions set for Q4 2025. The Glass Bottle development will also include residential amenities, flexible office spaces, community spaces, an innovation hub, a hotel, school and creche, artists' studios, leisure facilities, retail and parks, all with direct access to the coastal path and Dublin Bay. A significant construction milestone was celebrated recently at Glass Bottle, Sandymount Strand, Dublin 4. Together the development team (Lioncor and RGRE) delivered the “topping out” of two of the three residential blocks in the first phase of the development. John Maxwell CEO at Lioncor commented “The progress at Glass Bottle is the result of the exceptional work from our dedicated and experienced team, as well as the collaborative support from Dublin City Council. We’re witnessing the transformation of a brownfield site into something new and innovative but in keeping with the city of Dublin. We are delighted to be “topping out” phase one of the largest residential housing project in the city, providing much needed new homes in our capital and contributing to solving the housing crisis. We look forward to providing an update on the next phase in due course.” The development of Glass Bottle will see the transformation of 37.2 acres of industrial land into an integrated and vibrant new place for all Dubliners. The ambition and vision for the site is to create a new balanced community made up of private, social, affordable and rented homes along with next generation work spaces. Glass Bottle on completion will provide new homes for approximately 10,000 residents and a similar number of workers on a fantastic bayside location. 𝗠𝗲𝗻𝘁𝗮𝗹 𝗛𝗲𝗮𝗹𝘁𝗵 𝗔𝘄𝗮𝗿𝗲𝗻𝗲𝘀𝘀 𝗪𝗲𝗲𝗸 𝟮𝟬𝟮𝟰 𝗿𝗲𝗰𝗮𝗽 Last week we celebrated Mental Health Awareness Week with initiatives running across our Sisk projects and offices, including our Glass Bottle site tower crane being lit up green to symbolise mental health awareness. Staff at our Vantage Data Center and Glass Bottle projects were also treated to a talk from ex. professional boxer Eric Donovan who spoke about his experience of working through adversity, building resilience and cultivating mental fortitude. Mental Health Matters, our new one-hour mental health awareness training session, was launched with onsite and virtual sessions delivered by Oliver Frois, Sisk’s Mental Health Lead in the UK. In-person sessions were well attended by Sisk staff across sites in London with nearly 100 participants. We also continued to roll out safeTALK (suicide alertness training) with sessions running in Dublin and Galway. We have now trained over 120 Sisk staff in safeTALK over the past nine months and we’ll continue with further sessions throughout 2024. Progress at Glass Bottle is continuing at pace with the first two phases of the development advancing impressively over the last few weeks and months. Phase 1, consisting of 570 homes in three separate blocks fronting onto the Sean Moore Road has advanced to Levels, 2, 6 and 9 respectively. Whilst separately in Phase 1b, a development phase totalling 324 homes, the first basement slab has now been completed. Alongside these initial two phases the construction of the boulevard has also commenced. This is the main access road within the development and is approx. 415 metres. The above three phases form part of the wider Glass Bottle site which will see the delivery of over 3,800 residential units, over a million sq. ft. of commercial space, as well as significant community space and public open spaces for all.
