We have appointed architects Bell Phillips to work on the Sub Framework Plan (SFP) for a new phase in our masterplan - Stage 3 North. Comprising over 1,000 homes, this important new neighbourhood will comprise over 1,000 homes (35% of which will be affordable) alongside non-residential uses and open space. Joe Burke, Project Architect at BRL, answers some questions about this exciting new phase: What is an SFP? “An SFP is a mini-masterplan for a specific neighbourhood within the wider development. It provides much more detail than the outline masterplan and helps us to create a distinct identity for each district. Creating an SFP means that when housebuilders come to deliver homes here, they have a clear framework to work to – making the planning process more straightforward for them and helping us maintain the identity of Barking Riverside.” What are you most excited about for this phase of the project? “I think the most exciting, and possibly challenging part of this phase, is the fact there is now a clear built context to respond to, and an ever-growing community of over 2,000 homes right next door.” Why have Bell Philips been selected? “Their bid demonstrated an extremely high level of design capability, presenting and testing us with all the possibilities based on our brief. We are excited to be working with this team for the first time and we were very impressed with their collaborative approach throughout the bid process.” Find out more about our masterplan: https://lnkd.in/d6sbrJgE #News #NewHomes #PlanningApplication

Delighted to share that Cosway Street has been shortlisted for an AJ award in the Housing Project (£10-40 million) category. We are incredibly proud of the recognition that Cosway Street has received this awards season so far and are hoping to end on a high this December when the winners are announced. Cosway Street is a 49-home development in Marylebone, part of Westminster City Council’s Church Street masterplan. The sale of private homes is helping to cross-subsidise affordable homes and community infrastructure as part of the regeneration scheme. The design blends contemporary architecture with the historic charm of the Lisson Grove conservation area, reflecting nearby late Victorian and Georgian terraces. Apartments range from 1-bed to 3-bed penthouses, featuring open-plan layouts, generous living spaces and recessed balconies. The project showcases innovative construction techniques such as offsite precast brick-faced panels and a cantilevered piling system to protect the nearby Bakerloo Line tunnel, with anti-vibration pads reducing train noise. Cosway Street is a great example of how regeneration projects can create beautiful homes while preserving local character and supporting community development. Last night Director, Jay Morton went to parliament to launch the Fabian Society’s ‘Get Britain Building’ report. The report offers valuable insight and suggestions for tackling the housing crisis from leading experts. Building on the Architects' Action for Affordable Housing campaign, Jay’s article ‘Creating Great Places’ sets out how we can build a resilient and fair housing sector. Labour's pledge to build 1.5 million homes over the next five years is a positive first step, but her article emphasises that the challenge is not only about numbers but also about quality, sustainability, and location. She calls for a fundamental shift in the housing sector and collaboration across the industry to create not just housing units but vibrant communities that incorporate sustainable transport and green spaces – homes that will last for future generations.
