RIBA FESTIVAL OF THE FUTURE x SEW+TELL We had an incredible time at RIBA last Friday, hosting a special edition of our SEW+TELL series, with a focus on Social Value and its role in the design of the built environment. It was inspiring to see how each student had a unique take on the subject, exploring Social Value through diverse lenses - from precedent case studies to conscious designs, environmental and human-centred ideas. The presenting students also had the chance to refine their presentation skills in front of a live audience in the iconic Florence Hall of the RIBA at Portland Place. The strong turnout from university students and professionals alike created an exciting atmosphere and a dynamic exchange of ideas. For the Studio Egret West SEW+TELL team, engaging with students brimming with thoughtful and at times humerus ideas on integrating environmental and socially sustainable design into public and private spaces was enriching. Their enthusiasm bodes well for the future of socially conscious design. A huge thank you to everyone who participated and attended! First look: The housing-led transformation of GSK’s Former West London HQ Exciting progress on the redevelopment of GlaxoSmithKline’s former headquarters in Brentford! Our client, Hadley Property Group, has launched consultations on the early designs for this ambitious c. 2,000-home mixed-use masterplan. Led by Haworth Tompkins, the overarching vision delivers a vibrant mixed-use neighbourhood with affordable and student housing, alongside commercial space. Studio Egret West is leading the transformation of the former GSK West London HQ landmark —stripping it back to its core while retaining the basement and part of the structure. The plan also features an innovative reuse of steel from the demolished sections to construct a new extension. Working alongside Metropolitan Workshop LLP and dRMM, this project is set to redefine Brentford’s future. Looking forward to seeing this exciting vision come to life!

Studio Egret West has been shortlisted in the Florenc21: Phase West international competition by an independent jury led by renowned German architect Stefan Behnisch Hon FAIA. The competition focuses on one of Prague’s most significant brownfield sites, with Studio Egret West competing for Plot B01—one of four key plots in the city centre. A total of 25 teams have been selected from 278 entries representing 33 countries across Europe, America, and Asia. This marks a major step forward in one of Prague’s most ambitious urban transformations. Each plot is envisioned as a dynamic, mixed-use development incorporating housing, hotels, workplaces, and retail spaces. This initiative is part of a broader masterplan designed by UNIT architekti s.r.o., A69 architekti, and Marko&Placemakers in collaboration with the City of Prague, the Prague Institute of Planning and Development, and Penta Real Estate. Alongside the other 24 shortlisted teams we will now enter an intensive design phase, participating in two competitive workshops in Prague starting next week. The final designs will be presented to the public in late 2025, marking a defining moment for the future of this evolving district.

Shaping Places for Women & Girls – Challenging Design Bias "The built environment is not always neutral—it has often been shaped around a "default user" that may not fully reflect the diverse needs and experiences of society. Factors like workplace temperatures, public seating, transport networks, and toilet provision have frequently been designed without a comprehensive understanding of different user requirements. As Caroline Criado Perez highlights in Invisible Women, much of the data that informs urban planning overlooks gendered experiences, leading to environments that don’t always serve everyone equitably. To create meaningful change, we must challenge long-standing assumptions and design with inclusive data. Oval Real Estate and Studio Egret West are excited to share the latest evolution of Albert Bridge House, a landmark development in the heart of Manchester that has been refreshed to respond to market needs. The revised scheme, currently out for consultation, builds upon our consented vision for a mixed use development untwined with public open space to create a vibrant riverside destination. A family of three octagonal buildings, each playing a unique role, create a dynamic urban composition, rising in height from the city centre towards the river. The scheme now delivers circa 800 homes, with a mix of 1, 2 and 3 bedroom apartments, including extensive resident amenities such as co-working spaces, wellness areas and entertainment facilities. Shaping Places for Women & Girls – Respect & Boundaries in Public Space Every woman knows their instinct: choose the busier route, avoid the shortcut, stay in well lit spaces. The fact that we modify our behaviour to feel safe is a societal failure. Good lighting, clear sightlines, and passive surveillance all help us feel safe in the public realm, but they don’t solve the deeper issue. The real challenge is cultural: how do we design spaces where women don’t just feel safer—but are safer? That starts with education and awareness, alongside better urban planning. Respect, boundaries, and inclusion must be designed in, not hoped for. Because women should feel secure without having to adapt their lives around safety concerns.
