We couldn’t resist sharing some shots of 15 Rathbone Street looking beautifully serene, back before new occupiers ETFS Capital moved in earlier this summer. Working with architects White Red, we’ve brought the final floor of our early twentieth century Fitzrovia warehouse back into use – stripping it back to allow the original building fabric to do the talking. The marks of past uses and original details - from fireplaces to riveted iron frame - have been brought to the fore. And a muted palette of natural materials, carefully tested and layered in with considered details, add to the building’s rich textures. Follow us at Fabrix for more project inspiration – big and small. Introducing VEIL - the latest exhibition in a new series of activations at The Bottle Factory - our new home for makers, creatives and urban industry stalwarts, in a restored Victorian warehouse, tucked away off the Old Kent Road. This solo show will showcase the work of revered UK artist #JustinMortimer, known for his surreal oil paintings and commissions to paint many prominent figures, including HM the Queen, Steven Redgrave and Harold Pinter. Curated by local nomadic art platform OHSH Projects to coincide with Frieze, Mortimer will present a new body of work, including paintings and drawings, all of which he has worked on from his studio, just around the corner from The Bottle Factory on the New Kent Road. VEIL opens this Friday 4 October with a private view, 5-9pm. We were back in Berlin at Atelier Gardens last week to host neext - powered by Drees & Sommer for the opening event of their two-day #FutureSummit. The theme was 'Achieving Balance: Sustainable Development and Economic Growth' and it was a complete treat to show the international group how we've gone about turning our vision for Atelier Gardens into a reality - transforming a historic film studio site into an award-winning global impact campus. As usual it was the incredible Atelier Gardens community that brought it all to life. Big thanks to Dycle, Roots Radicals, Stadtbienen, Changing Cities e.V., and #TinyFoundation for sharing the amazing work they do from the campus. And to Jana Nadda Arnet who chaired the panel discussion between John Bushell, Ruth Schagemann and Debbie Whitfield so expertly - genuinely bringing the whole room into the debate. It was the perfect kick-off to an impressive two days of discussion and exchange facilitated by Drees & Sommer at the Future Summit - we're looking forward to next year already! #UrbanDevelopment #BalancedGrowth #SoilSoulSocietyCelebration #AtelierGardens #Impact #ImpactCampus #Reuse #Sustainability

It's been awesome to partner with Living Bankside Academy again this summer on their award-winning #OurFutures Programme. This brilliant initiative provides a cohort of young people from Bankside, and surrounding neighbourhoods across the London Borough Of Southwark, with an intensive introduction to the business world and vital life skills. ‘The Innovators’ - this summer's cohort - had AI, technology and innovation as their focus, with a series of workshops led by partner businesses, from the likes of Tate Modern and Bloomberg, culminating in an industry event, delivered and managed by the students. We had the pleasure of hosting The Innovators for a workshop at The Bottle Factory, giving the students an inside look at the incredible community of makers, creatives and urban industry stalwarts making the space their home. Highlights included: 🤖 A hands-on workshop on AI’s impact on photography and videography with two of our super creative studio occupiers Fliss Barsky of #Peek and Jimmy Roye-Dunne of #HomeTimeStudios 🍸An informative tour with Thames Distillers Ltd, the UK's oldest gin-making family ☕ A sneak peek at the new Hej Coffee roastery in progress, led by our contractors Whitepaper 🎨 An inspiring session with OHSH Projects, curators of current contemporary art exhibition #VESSEL Our long-term partnerships with local charities like Living Bankside are central to the way we work. This is our third year supporting the programme - not just with a workshop but gifting the Academy its HQ at our Bankside building #TheBinary for the 6 week programme too 🌟 #TheBottleFactory #Community #Impact #AI

The world’s first #RegenerativeArchitectureIndex launched at The Bottle Factory last week and was nothing short of epic. With special guest Brian Eno in a lively and insightful Q&A with Michael Pawlyn, they perfectly set the stage for an evening of celebration, where 11 trailblazing practices were honoured for their leadership in regenerative practice and the timely new Index was revealed 👏🏼 The 'Wildest and most Regenerative Hat' competition was our surprise highlight of the night – trust us, it was quite something! A huge shoutout to Architecture Today and UK Architects Declare for initiating this pioneering new approach to benchmarking - shining a light on the aspects of practice that have real potential to meaningfully move the dial for the #BuiltEnvironment industry. And thank you to sponsor Interface and hosts Fabrix! When we began repurposing The Bottle Factory on the Old Kent Road, our goal was to bring a community of makers, creatives, and urban industry stalwarts back to the buildings, honouring the site's industrial heritage. We commissioned talented illustrator #MarinaTurmo to capture this vision and help us bring it to life — a mix of craft, creativity, and enterprise, from light industrial spaces for brewing and manufacture, to flexible studios for music, production and yoga. It’s awesome to now see a thriving community taking root! ⚗️ Thames Distillers Ltd, London’s oldest gin distillery, has relocated from Clapham, opening their new distillery, offices, tasting rooms, and a cocktail bar with expert Leo Robitschek. Their move preserves a rich London legacy of 12 generations, continuing to distill for brands all over the world like #FordsGin. ☕ Progressive, local business Hej Coffee is coming soon, launching the UK’s first all-electric, zero-emission roastery in their 6,000 sq ft space, supporting sustainable, no-waste coffee delivery. 🏭 Our studios are alive with creatives, from producers to photographers, offering ideal spaces for small businesses. We’re proud to have restored this space for making and creativity as SMEs are being pushed further out of the capital. Stay tuned for more exciting businesses to come. 🌐 https://lnkd.in/d_rmYfM #TheBottleFactory #MakeGoodThingsHappen #Reuse #OldKentRoad #Makers #Creatives #Workspace #UrbanIndustry #Restore 📷 Agnese Sanvito

It was a big night last night - our 4.7 acre ultra-urban industrial and logistics scheme Bromley-by-Bow Industrial Park received unanimous approval from LB Tower Hamlets. This transformational project will regenerate one of the most centrally-located, undeveloped large-scale Strategic Industrial Locations in London, providing 135,000 sq ft of best-in-class, future-proofed, sustainable industrial space, ideally positioned for access to the City, Canary Wharf and east London. Our vision was to set a new standard for how vital urban logistics can be sensitively integrated within the urban fabric and be a positive neighbour to both adjacent industrial estates and residential communities. It's a scheme we're extremely proud of and a great result for the Fabrix team - extending our 100% track-record of success at planning. Huge thanks to our world-class consultant team too. Now to delivery and bringing it forward as an exemplar of our focus on genuinely innovative development across workspace, urban industry and residential-led regeneration. Huge kudos to our friends at BROMLEY BY BOW COMMUNITY ORGANISATION LIMITED for inviting the Fabrix team to tackle #TheBigHalf from London Marathon Events with them on Sunday. And big respect to Judge Williams, Paul Hicks, Debbie Whitfield, James Blinco and Hauke Kaphengst for all smashing the 13.1 miles on the day - particularly Hauke for making the journey all the way from Atelier Gardens in Berlin. But the biggest shout out goes to Shakil Miah - the awesome head coach at the #BBBCO school holiday sports camps and a total boss! We've been lucky enough to get involved first-hand with the amazing work of the #BBBCO in the Coventry Cross Estate, just across the road from our #BromleybyBowIndustrialPark site. Spending time with them and seeing the incredible impact of their grassroots community work over the last nine months has been a total privilege. #BromleybyBow #Bow #run #impact #charity #sport
