Walking is just one way to experience our #cities and the delightfully complex interplay between the work our clients and colleagues in the #BuiltEnvironment do - from #architecture and #infrastructure to #planning and #construction. It's one of the reasons why we're celebrating Living Streets' National Walking Month throughout May, and exploring how different people experience the city and the power of walking as a tool for connection. Find out more from ING's Ben James and follow us throughout May as we explore more about the impact of walking. #MagicOfWalking #NationalWalkingMonth #Urbanism #London

Congratulations to Grimshaw, Maynard Design Consultancy, EQUATION Lighting Design, and AtkinsRéalis, the winners of the #StirlingPrize for The Elizabeth Line, announced last night at the Roundhouse in London. Earlier this week, ING welcomed a panel including Patrick Richard, Luke Spence, former winners and Smith Mordak a former jury member, who shared insights on what it takes to win UK architecture's top prize. The Elizabeth Line, designed to last for the next 120 years, is already shaping London's future. With 300 million journeys in its first two years, it is set to be the Stirling Prize winner with the most footfall. #StirlingPrize jury chair and RIBA president, Muyiwa Oki PRIBA, described the Elizabeth Line as "… a triumph in architect-led collaboration, offering a flawless, efficient, beautifully choreographed solution to inner-city transport … It rewrites the rules of accessible public transport, and sets a bold new standard for civic infrastructure, opening up the network and by extension, London, to everyone." #Architetcure #Design #Riba #Awards

The #BuiltEnvironment is no longer in a position where it can question the need for #retrofit as a route to #NetZero construction - as more extreme weather events hit the planet, every tonne of carbon saved can make a difference. The first annual NLA Retrofit Summit made the case for key ways in which we need to change our thinking to accelerate the UK's approach to retrofit: 🔸 How can we get #investors on board and put money behind often costly or complex retrofit projects? 🔸 Retrofit and #heritage are often in conflict as much as they complement each other - how do we find a middle path? 🔸 How can we speed up the planning process and incentivise retrofit - from permitted development rights to changing VAT rules. The insightful morning at the Guildhall brought together developers, architects and engineers for a discussion around the urgent need to retrofit, and how we can deliver it at scale across the UK. Case studies such as 150 Aldersgate, presented by Mari Samuelsen of Fletcher Priest Architects, shows that innovative retrofit projects can have significant commercial value, with the building 100% pre-let to TikTok, while upgrading the architectural appearance and community value of our fading commercial offices. Tom Stoneham of HUB discussed Cornerstone, a retrofit of a 1950s office on the edge of the Barbican Estate into 174 co-living homes, showcasing how office-to-resi conversions can help hit the UK's ambitious housing targets. Despite many successful case studies presented throughout the day, the scale of the task of retrofitting the UK's older commercial and residential stock is a significant challenge, one which can only be achieved through collaboration, data sharing, and regulatory and financial incentives which unlock development. #NLARetrofitSummit #NLA #Reuse #BuildingReuse #Construction #Development

#Politicians and the public are talking about #RealEstate more than ever, but #investors and #developers aren't listening. We have launched ING Media's "The Communications Gap: European Investment" report in #Munich at EXPO REAL (Messe München). Seemingly forever, the built environment has pleaded for a fairer hearing from the public and politicians. But, our latest research suggests that to engage these stakeholders effectively, the sector needs to do more to address their interests. As the market thaws, strategic storytelling and brand building are vital if investors and developers are to earn the trust of stakeholders. Consistent messaging, aligned to the public mood and political climate, can help shift perception and create opportunities across markets. Our analysis evaluates whether conversations have grown, or shrunk, across different asset classes, and whether there is correlation between what investors and developers are prioritising and what politicians and the public are focusing upon. With a wave of new governments across #Europe, now is the time for investors and developers to take a leading role in shaping the future of the built world, and respond to this renewed interest in our sector from the public and politicians.
