The Gurnell Leisure Centre & Parklands in Ealing Council (London Borough of Ealing) has been submitted for planning approval. Periscope has led the design of the enhanced parkland which includes climate-resilient plantings, significant biodiversity enhancements, a new urban woodland, river and surface water attenuation components together with new play areas, a new skatepark and pump track. The Co-Mobility Hub at The Phoenix is the largest and most comprehensive mobility building proposal currently consented in the UK. The Phoenix’s streets and plots will be essentially car free with controlled access for maintenance, emergency and accessibility requirements. The CoMo Hub facilitates this by collecting all private residential car parking into a building at the edge of the site, it also provides some public parking to replace that removed to make way for homes, jobs and public spaces. The building will contain mobility services including offering electric cars, e-scooters, e-bikes and e-cargo bikes plus a last mile delivery service reducing the need for frequent delivery van access to the site. At 685 new homes, The Phoenix unlocks one of the largest housing allocation sites in the South Downs National Park. Importantly the tenure mix will include over 200 affordable homes of which 92 will be Lewes Low-Cost Affordable Rent (linked to median income not the market). The masterplan's plot ratio is similar to the local plan reference scheme and is equivalent to the existing town centre. The scale of the project’s edges has been carefully modulated to address the existing context including the Conservation Area(s) and The Pells. Following major flooding on The Phoenix site in 2000 the remaining businesses vacated, property values decreased and artists + start-ups moved in. This community is part of the Lewes's living cultural heritage, those who wish to remain will be rehoused as rehabilitation of the site moves forward. Foundry Workshop and Every Hall are two retained structures associated with the historic ironworks. Periscope has explored opportunities for their adaptive re-use in collaboration with Human Nature and some of the former Phoenix Rising team. Find out more, link in bio. We’re delighted to say that the Phoenix neighbourhood received planning approval at today’s committee meeting at County Hall in Lewes. We’d like to take this opportunity to extend a heartfelt thank you to everyone who has supported and engaged with the project, encouraged and debated with us and visited the site over the last three years, whether for talks, exhibitions, workshops or parties. We couldn’t have got this without the energy, enthusiasm and knowledge of the people of Lewes and our wider community – and, of course, we’ll need that and more for the chapters to come. A special thanks to our friends at Lewes Town Council and Lewes District Council, whose guidance and support for our vision have been a foundation from which the Phoenix has grown, as well as the South Downs National Park for coming on this journey with us. Our three-year collaboration with Human Nature and some of the UK’s brightest Architects, Engineers and Designers came to fruition yesterday as the South Downs National Park Authority Planning Committee granted unanimous approval for The Phoenix masterplan including the detail of the first phase. It has been a long and winding road that started at the tail end of the pandemic requiring navigation of the necessary protections afforded to the National Park, the local historic context, contamination, flooding and viability to name but a few. The result really does point the way to a, more equitable, climate positive and regenerative future. We really can live better. Periscope's role is the Masterplan Design Lead, coordinating the Integrated Design Team of @humannatureplaces and @arupgroup. We are also designing the public realm & landscape, the adaptive reuse of two heritage structures and the Co-Mobility Hub. Find out more, link in bio.
