Phase 3 of Green Man Lane blends aesthetic excellence with safety, marking a milestone for balcony safety. 🦺 Situated in a dynamic urban environment, this phase was designed to seamlessly connect with the architectural and community fabric established by its predecessors, yet introduce its own unique style. Despite the cohesion with past phases, the development team encountered new regulatory challenges that threatened to disrupt the project’s continuity. The updated ‘Part B’ Fire regulations in the UK, following the Grenfell tragedy, introduced stringent requirements that inadvertently complicated the use of glass in balcony designs by omitting laminate glass from the exemption list for facades. Through close collaboration with the architects and contractors, Sapphire Balconies demonstrated their commitment to innovation, safety, and design excellence. Aspiring for a best-in-class scheme, streamlined by collaboration. ⭐ Marlet Property Group, in collaboration with BAM UK & Ireland, sought to deliver a project at One Lime Street that exceeded market standards, despite the unique challenges posed by the COVID-19 pandemic. The development of One Lime Street was driven by an aspiration to create a best-in-class residential scheme in Dublin’s rapidly growing Docklands area. The scale of the project was unprecedented compared to previous developments, which required a high level of trust and confidence in the processes and technologies being employed, particularly given the restrictions on in-person visits and meetings during the pandemic. One of the primary hurdles faced during the construction of One Lime Street was the integration of precast connections, specifically the successful implementation of balconies, which had not been achieved on previous projects. What is a balcony's lifecycle? ⏰ End-of-life and disassembly need to be considered from an early stage, even before a new development has broken first ground. Whilst maintenance and repair of balconies need to be considered throughout the building’s lifespan, it’s also important to note that a balcony may need to be replaced entirely at the end of its natural lifespan. Find out more in the full case study. 🔬 Chelsea Creek, a @BERKELEY HOMES (OXFORD & CHILTERN) LIMITED project, offers European-style living in Central London. It provides a refreshingly unique urban lifestyle with tree-lined avenues and meandering waterways. Chelsea Creek is an incredibly fashionable waterside development with a perfect combination of style and tranquillity. Sapphire Balconies were commissioned to design and manufacture 183 balconies for this unique project. Due to the different style of structural posts included in this phase of the Chelsea Creek project, a new post & rail system was included, comprising a package of prefinished extruded aluminium profiles, easily assembled to provide a robust and attractive balustrade on the project. Gascoigne West Phase 1, completed in 2021, marks a significant development in urban housing landscape, showcasing the power of collaboration between leading construction and architectural firms. 💎 Invited to join forces with Wates, TP Bennett Architects, and structural engineers, Sapphire Balconies embarked on a mission to enhance the project through meticulous design rationalisation and engineering precision. Sapphire’s involvement brought a focused approach to optimising the balcony design, specifically regarding sizing and fixing key principles such as anchor spacing and balcony dimensions. By aligning the design closely with the London Plan’s sizing requirements and leveraging cost-effective material sizes, Sapphire facilitated a more streamlined and efficient construction process. Colder than it looks 🥶 Last week I paid a visit to Alperton Bus Depot, a Telford Homes site in North West London. This site utilises the Sapphire Balconies unitised facade bracket, where the stubs can be pre-fixed into the facade panels and waterproofed in the factory before coming to site. The anchor cast into the slab then has 3 dimensions of tolerance to accommodate site tolerances, and streamline the process. It was great to see the progress on such a tidy and well organised site. #construction #facadedesign #streamlined
