A partnership of Greater Manchester Youth Federation and Kellen Homes alongside Great Places Housing Group, Sigma Capital Group Limited and Centrepoint have signed a deal to secure the land for a new development of 303 homes and a major youth, community and sporting hub in Gorton. The agreement gives the green light to deliver a significant investment in Manchester with the development of Mellands Park on land at Mount Road in Gorton. The scheme will bring forward 303 new homes: 36 of which will be independent living apartments for 16-to-25-year-olds leaving care, managed by Centrepoint, a charity dedicated to ending youth homelessness; and a further 60 will be affordable homes made available through Great Places Housing Group for shared ownership and social rent. The remaining 207 will be for private rent by Sigma Capital Group under their Simple Life brand. Greater Manchester Youth Federation will be building two brand-new, full-size grass football pitches, a combined netball and basketball court and a new youth and community hub. These new facilities will remain owned and managed by Greater Manchester Youth Federation. The portfolio has been acquired by Citra Living Limited, part of the Lloyds Banking Group. In total the fund consists of 821 new properties across nine sites in locations across the North West and Midlands and is part of Sigma’s ongoing delivery of BTR homes, which now totals c.12,000 over c.167 separate transactions, across the UK. All Sigma’s BTR homes are delivered for both Sigma’s own balance sheet and on behalf of investment partners, contributing toward Homes England’s housing targets. This week, we've handed over the keys to the first dozen of 211 new homes in Bury to Sigma Capital Group Limited. These homes will be available to rent under Sigma's build-to-rent brand, Simple Life, providing much-needed, high-quality rental housing for local people. The site is still under construction and recently welcomed a visit from Bury council officials to see the progress. The council supported Kellen Homes with its application for Brownfield Housing Funding from the GMCA. The PRS REIT’s assets performed strongly over FY24. Occupancy and rent collection (measured as rent collected relative to rent invoiced in a given period) remained very high, with rent collection at 99% (2023: 99%) and occupancy at 96% at 30 June 2024 (2023: 97%). Like-for-like rental growth over the year on stabilised sites (where all units are completed and let, or nearly all let, at the end of the comparative period) was c.12%. Net rental income over the financial year increased by 18% to £47.3 million (2023: £40.2 million). The rise was driven by a combination of three factors: a full year’s rental contribution from properties that had been completed and let part-way through the prior financial year; increased unit numbers; and rental growth. Gross-to-net: the deduction from gross to net rent across the portfolio for the year ended 30 June 2024 improved to 18.8% (2023: 19.1%). Q1 FY25 performance The performance of the portfolio remains excellent. Rent collection in the first quarter was 100% (2023: 98%) and total occupancy at 30 September was at 98% (30 September 2023: 98%), with 5,303 homes occupied out of the total of 5,425. Total arrears at 30 September 2024 stood at £1.6 million (2023: £1.1 million). The like-for-like blended rental growth on stabilised sites over the year to 30 September 2024 was c.12% (2023: c.10%). Outlook The portfolio’s excellent asset performance to date demonstrates the continuing need for high-quality family rental homes. Supply side issues have worsened over the year, with private landlords continuing to exit the market, while demand has been further fuelled by higher interest rates and general economic uncertainty. Since March 2024, the annual 4p per share dividend has been fully covered on a run rate EPRA EPS basis. Dividend cover will continue to grow as construction, completions and lettings advance, and as rental growth continues. An update on the target dividend for FY25 is expected to be provided in an update to the market and the interim dividend for Q1 FY25 will be declared in November 2024. The Board remains confident about prospects, with affordability – average rent as a proportion of gross household income – and asset performance both very strong. In line with the announcement issued on 13 September, the newly-constituted Board intends to review the Company’s strategy and will provide an update when appropriate.
