This past weekend, Team Northstar participated in the annual Making Strides Against Breast Cancer Walk in Boston to kick off Breast Cancer Awareness Month. Among a sea of pink and a beautiful fall day, the walk began at the iconic Hatch Shell. The event brought together a community of supporters and aimed to raise over $1 million, with Team Northstar raising over $3,000, to fund programs in breast cancer research, provide support services for patients and their families, and promote education and early detection initiatives. On behalf of our client Harvard University Housing and Real Estate (HUHRE), Northstar is pleased to share an important milestone at 100 South Campus Drive, a project that will bring 276 apartment units, a 75-space below-grade parking garage, and several amenity spaces for university-affiliates to the Allston neighborhood of Boston. The project recently achieved Passive House precertification through Phius, a key component of HUHRE and the project team’s commitment to sustainability. PHIUS sets a rigorous standard for energy efficiency, comfort, and sustainability in buildings. It focuses on minimizing energy consumption through continuous insulation, airtight construction, high-performance windows, and mechanical ventilation systems. Precertification is an important milestone in this process, indicating that the design has undergone a thorough review and meets the stringent PHIUS energy performance criteria. Achieving this milestone demonstrates that the project design is on track and will facilitate full certification once completed and verified. Northstar’s Janet Tse and Natasha Marcuard, RA, LEED AP recently joined a UMass Boston Senior Design class to present “What is Project Management” and discuss why it is important. The students in this class are pursing degrees in computer and electrical engineering and are embarking on their capstone project to close out their time at UMass. Northstar’s presentation was timely for the students to understand the importance of establishing project goals, defining scope and team responsibilities, and setting realistic schedules and budgets. Students had the opportunity to ask questions and consider how these concepts apply to their projects. Northstar recently attended the Massachusetts Building Congress’s Downtown Residential Conversion Incentive Program Update to learn about its progress after last year’s launch. The team was happy to hear that 507 housing units are being planned or constructed across 15 properties in greater Boston! At the event, industry leaders discussed the fundamental attributes of the initiative, such as updates within the Boston Planning & Development Agency to expedite project plan review, federal and state involvement, and current project examples. Key highlights include: Successful Conversions: Respond to changing streetscape and work environments, generate more housing for residents, strengthen the urban core, sustainable reuse of existing buildings. Economic Impact: The program is revitalizing downtown areas and boosting the local economy by creating jobs and attracting new residents. Current Progress: 11 applications have been submitted to date, including creating 102 affordable units and transforming a total of 500,000 SF of unused office space into new housing. Challenges: Current market conditions, existing structure constraints, construction costs & regulatory requirements.
