My husband Dominic Sergeant is a master at placemaking. First the awesome Clean Kitchen Club restaurant and the Tomb Raider experience from Little Lion Entertainment in Camden and now the fabulous LA-famous EGGSLUT UK in East Village. I’m in awe of how these property developers curate and build exciting and invigorating retail spaces where we bring people together. Brilliant work. In the property industry, "place-making" refers to the intentional and collaborative process of designing and developing physical spaces, such as urban neighborhoods, commercial districts, or residential communities, with the goal of creating vibrant, attractive, and sustainable environments that enhance the quality of life for those who live, work, or visit there. Place-making involves careful consideration of factors like urban design, architecture, landscaping, amenities, and community engagement to foster a sense of identity, belonging, and connectivity within a specific location. Liverpool City Council appoints multi-disciplinary team of placemaking experts to help create a new neighbourhood next to the city’s Festival Gardens. The team of architects and designers — made up of Metropolitan Workshop LLP, shedkm, Mace and Montagu Evans — will work with the Council to prepare a development brief to maximise the potential of the 28 acre site, setting out the parameters for elements such as sustainability, design, house types and viability. The two-year long remediation of the development zone — once a public waste deposit facility for more than 30 years before hosting the International Garden Festival in 1984 — has just won a national brownfield award. Cllr Nick Small - Social Impact Accountant, Liverpool City Council’s Cabinet Member for Growth and Economy, says:"The development zone at Festival Gardens is a once in a generation opportunity — and we’re at a very critical stage in how its next chapter is shaped. The remediation of the site has been a monumental piece of work and has deservedly won national acclaim. The standard and quality of that work has already left a great legacy in the form of the Southern Grasslands. "Now we need to maintain that level of quality in how we set out the parameters for the development zone and I’m delighted we’ve appointed a respected and experienced team of experts to help inform that process. The development brief will be key to understanding what can be delivered at this prime waterfront site and how. It’ll also help mould our decision in who we select as a development partner." STRATEGIC PLACEMAKING #2. PUBLIC REALM AS A FOOTFALL DRIVER Renowned urban planner, John Friedmann, once said a successful public space is one where “lovers linger”. The idea that you create something that entices people to stay a while, should be a fundamental part of retail development. Crowded urban areas lacking in green spaces can be prime locations for introducing inspired landscaping to draw footfall to the heart of mixed-use developments; breathing life into otherwise sleepy looking shops and restaurants. Incorporating public squares into town centre regeneration projects creates a spatial and social focus for a community, increasing human interaction and thus wellbeing. With the right stewardship they can become places for markets, events and even icons for local pride. With a little thought, spaces can encourage us to dwell. Furniture, steps, or simply undulations entice visitors to linger. Of course, such creative urban planning is also highly Instagramable. This is all good stuff for surrounding cafes and shops craving footfall. The City is encouraging office-to-residential conversion projects, and roof top amenities! - City planning is currently polishing up the 'Adaptive Reuse Ordinance" (ARO) for their upcoming planning commission meeting in March 2024, per LA City Planning. They have a draft ordinance posted online that is worth a look at, specifically for the incentives, such as roof top amenities. - One of my favorite items on the DRAFT (ARO) Ordinance is the proposed provision that rooftop amenities can project above the height limit by 16'-0" or 1 story. For those projects that are slammed up against the height limit, this is an incentive to: - Increase existing buildings by 16'-0" above the height limit - Provide a building amenity on the roof - Create Viewing decks for this beautiful city - Increase building value by providing valuable amenity
