Data access and affordability have made #Due_Diligence as a RESULT #OBSOLETE. It remains an essential and licensed-managed TASK and practice, duty, and experience. 3. #Do_Diligence is completely in our means, powers, and resources. #KeyBridge - FAILURE = #Due_Diligence #KeyBridge - Reconstruction - and Future Management - #Do_Diligence #COPLER: Dis-Assemble the Heap_Leach that got too big, or Nature will do it for you, and it will cost you way more than a gulp of pride and practice, and setting about the work..... #BRUMADINHO - out of respect to the over 200 lost, ... don't get me started...... 4. Part 1 is about information. Information is everywhere. You want it from people, and people want it from you. When someone in the community asks you a question, how do you find the answer? A spreadsheet? An email? Connecting them with another person? All of the above? Time consuming, right? When do you get the time to do the work you're actually hired to do? As a main street director, you already serve a role that includes many different hats, and you shouldn't be expected to be the town database as well. How about getting information? How do you maintain your relationships with local businesses and property owners? If you have to recall a conversation from six months ago, how hard is it to find the information you're looking for? We won't be answering these questions today. Dillinger, as in THE John Dillinger? Cool, but not cool, if you know what I mean. This 100-year-old bank was forced to close its doors after only 3 years of operations due to the robbery. Not cool. The cool part – getting onsite client visits and tours of their projects old and new. This vault’s grandness stopped me in my tracks. “Can I take pictures?” – was my immediate response. The history of the building. The beauty in the refurbishing. The repurposing. As an accountant, we sit in spreadsheets, ledgers, and financial statements all day. The nerd and organizational freak inside me thrive on this. But outside of that freak is someone who loves the diamond in the rough, the potential in the mess, the creative process of the vision, the rebuilding, the roll up your sleeves and get after it. Working with real estate, developers, and the construction industry feels like a match made in heaven. Our standards are always high, but when the passion behind the work is fueled by the same passion that your clients have in their projects/investments – it doesn’t really feel like work. It feels like a chance to be a small piece of history in something so much bigger than who we are.
