Planning approved 🟢 Last week our proposals for 326 new affordable homes and ten townhouses at Silvertown were approved by Newham Council Planning Committee. The development is a key element in an early phase of the £3.5 billion programme led by The Silvertown Partnership – in conjunction with the Greater London Authority and Homes England – to regenerate 50 acres within the Royal Docks Opportunity Area in Newham. Founded on the area’s rich industrial heritage, the diverse Silvertown neighbourhood will form a vibrant new centre for the Royal Docks and Newham, bringing around 6,500 new homes, 500,000 sq.ft of leisure space, 1,200,000 sq.ft of workspace, and a high quality public realm and network of green spaces. Our work was informed by our knowledge and expertise about High Streets and public spaces, and a desire to create a characterful and successful new neighbourhood with plentiful opportunities for social integration and interaction. The development forms a significant part of the western boundary of the masterplan – knitting into the existing fabric of Silvertown, introducing new neighbourhood connections, and creating welcoming public spaces for the whole community. Stephen George + Partners (SGP) is delighted to announce that work has started on the redevelopment of previously derelict railway arches in Greater Manchester. The Arch Company has sought to turn these spaces into new destinations for food and drink, leisure and retail businesses to thrive within. The arches on Norton Street, Salford, are located in Greengate, an area of the city currently experiencing a period of intensive development activity and growth. The scheme forms part of Project 1000, The Arch Company’s £200m plan to bring a thousand empty or derelict spaces into use across England and Wales by 2030. At Norton Street, The Arch Company has appointed Triton Construction Company as the main contractor to undertake the building works to transform the railway arches. The City of Brownwood is taking a significant step towards further revitalizing its downtown area with the selection of Freese and Nichols (FNI) to lead the design phase of key projects. FNI, responsible for the 2003 and 2024 Downtown Master Plans, will now translate the vision outlined in the latter into actionable plans for construction.

There was much coverage at UKREiiF and in industry news about the UK’s continuing housing crisis, with the Architects’ Journal announcing its support for the Architects’ Action for Affordable Housing. From a commercial perspective more developers are looking to maximise the potential of their assets, particularly within constrained city sites, by adding additional storeys on top or over existing buildings. Vertical extensions, or airspace developments, open up opportunities for more affordable housing purchases and residential rental opportunities, as well as commercial development for major landlords and developers alike. While a site may achieve planning permission for additional storeys, the technical viability must be considered to assess cost and buildability. Unlocking Potential: Regenerating Infill Sites for New Homes With the UK facing an acute housing shortage and the challenges of balancing green belt preservation with urban expansion, the importance of utilizing underused brownfield and infill sites has never been greater. At Marjoram Architects, we’re proud to play a part in tackling this issue through innovative and thoughtful design. Our Croydon Homes project is a prime example of how design can transform constrained urban sites into vibrant, affordable housing. Collaborating with developer Lightbox London, we worked on feasibility studies for three challenging infill sites as part of Croydon Council’s regeneration programme. These sites, though small and complex, offered an opportunity to provide much-needed two- and three-bedroom family homes for the borough. L&G submits plan for £350m Bristol Temple Island #LegalandGeneral has submitted a planning application for #BristolTempleIsland, a £350m regeneration project that will transform a former diesel depot site into a new urban quarter. The development masterplanned by architect Zaha Hadid aims to deliver 520 homes, two office buildings, retail space and a new hotel with conference facilities. Environmental consultant and contractor Sanctus is carrying out the remediation of the brownfield site and enabling works for the scheme. L&G will work in partnership with #BristolCityCouncil to ensure 40% of housing is for social and affordable rents or shared ownership. All commercial buildings are designed to target #BREEAM Outstanding status. Tony Dyer, Leader of Bristol City Council: said: “It’s great to see proposals for much-needed new homes and commercial space submitted for Temple Island. The Council has been working with L&G for a long time to bring these plans forward, so this is an exciting milestone to reach after so much hard work. This planning application is a brilliant springboard to kickstart 2025 for Bristol Temple Quarter, which looks set to be a significant year for the project.
