System Five, a 4energy group company, are proud to have been selected by Polyteck Group to be the incumbent service and maintenance provider for Dalston Works a 10-storey development in the London Borough of Hackney that contains 121 residential apartments (privately owned, shared ownership and social rent properties), retail and restaurant space and an integrated flexible workspace. The team that created this award winning project included XCO2, PJCE Civil and Structural Engineers and Ramboll for end client Regal Homes. Built in 2017 on a neglected brownfield site Dalston Works has sustainability at the core of its design which was created by Waugh Thistleton Architects using cross-laminated timber (CLT) which is significantly less carbon-intensive than concrete or steel. For example, Dalston Works weighs a fifth of a concrete building of its size, which reduced the number of deliveries required during construction by 80 per cent. Amongst the many benefits of CLT is wood’s superior thermal insulation qualities, it can save heating and cooling expenses and increase building energy efficiency. Engineers from System Five’s Service team will visit Dalston Works at least twice a year to ensure that their Trend Control Systems based BEMS is operating at peak efficiency. The Charlotte Hornets unveiled plans and renderings for its Spectrum Center renovations. The project, called Re!magine Spectrum Center, includes a variety of arena upgrades, such as more seating, concourse improvements, transformed club and hospitality experiences and more. Renovations will begin May 2024 and should be completed by 2025. To allow for project completion, the arena will be closed from May-September in both 2024 and 2025. A big thank you to Giovanni and Joe for presenting the Convoys Wharf Project Focus #CPD to the team yesterday. We delved into the details of this pre-planning feasibility study for a 48-storey residential tower, with separate step backs at levels 18 and 42, part of a wider masterplan within London. A number of our team have worked on tall building projects before, some while at SD and some while working at other engineering practices, but a few junior members of the team have yet to come across the realities of tower design. The presentation covered the general principles of tall tower design, the various lateral stability system options available, outrigger systems, wind calculation, wind comfort, wind tunnel testing, and axial shortening. For tall towers, we must design to ensure vertical stability combined with lateral stiffness. In this case, for Convoys Wharf, following our exploration of a number of structural options we concluded the most appropriate solution is to design a standard grid arrangement combined with a central core and belt trusses to enhance lateral stability. The belt trusses also carry the vertical and horizontal loads simultaneously due to the two step backs of the tower. As a residential development, concrete was chosen for its thermal mass and acoustic isolation properties. Our Revit models and structural report has been submitted to our client. Do you need a new building ASAP? 📆 One of the major differences when comparing traditional vs modular construction is the amount of time it takes to build. With modular construction, the majority of work occurs off-site inside a manufacturing facility. 5 months since topping out, 5 months till completion…   Let's take a look at everything that makes The Fitzrovia #unique.   💡 The superstructure is comprised of 2,100 individual precast pieces that include: Hollowcore floor planks; steel Deltabeams; twin-wall panels; and solid precast concrete beam, wall and stair units.   💡Off-site fabrication has allowed a significant #acceleration of the project programme while maintaining high-quality standards.
