$400M Toorak Tower Gets Green Light After VCAT Win! After somewhat of a planning dispute, Orchard Piper’s $400 million high-end development in Toorak has secured a win at VCAT, reclaiming the two storeys initially cut by council. This project, located at 7-11A and 17-19 Carters Avenue, will feature 43 luxury apartments, two to four-bedroom residences, and penthouses, designed by the renowned Kerry Hill Architects. The development is set to transform the former Mercedes-Benz dealership site into a mixed-use space, including 13 office tenancies, five retail units, and a 180-seat restaurant, supported by basement parking for 160 vehicles. Backed by James Packer, Orchard Piper’s commitment to premium living aligns with its recent success on other high-profile projects. While some concerns about congestion and height in the Toorak Village area led to council objections, VCAT found the removal of the additional storeys unnecessary, concluding that the full eight-storey design contributes positively to the area. This ruling ensures the preservation of 17 homes initially slated for removal and supports Orchard Piper’s vision for the precinct. This isn’t Orchard Piper’s only milestone. With a $300 million luxury development on St Kilda Road and strong sales at another Toorak Village project, the developer continues to shape Melbourne’s prestige property market. #BuildingTalks #MelbourneProperty #RealEstateDevelopment

As San Pedro’s waterfront undergoes a surge of revitalization, Warehouse One stands out as a rare and exciting opportunity for adaptive reuse. This historic six-story structure, built in 1917 and covering 460,000 square feet, once served as the cornerstone of Los Angeles’ port, handling cargo from around the world. Now, the City of Los Angeles is inviting architects and developers to reimagine Warehouse One as a dynamic destination for commercial, cultural, or entertainment uses. The project’s location is ideal: it sits next to the cutting-edge AltaSea at the Port of Los Angeles and close to the new West Harbor LA, a $250 million cultural and entertainment district. With attractions like waterfront dining, retail spaces and an amphitheater, West Harbor is set to transform the area into a regional hotspot. This convergence of historic and modern spaces makes San Pedro a compelling option for both locals and visitors. For those who see the potential in adaptive reuse, Warehouse One offers an unparalleled chance to blend historic integrity with modern functionality, creating a landmark that reflects Los Angeles’ past and future. With tax incentives available for historic preservation and ample creative opportunities, this project could be a defining venture for those ready to make their mark on the city’s evolving waterfront. If you’re interested in bidding or collaborating on Warehouse One’s redevelopment, now is the time to get involved and help shape this unique Los Angeles destination. South Brisbane's Next Big Thing: First 50-Storey Tower Outside the CBD! A new chapter in Brisbane’s skyline is unfolding with Aria Property Group’s proposal for South Brisbane—a development that includes the city’s first 50-storey skyscraper outside the CBD. Located at Melbourne, Manning, and Edmondstone Streets, the project features three towers, rising to 24, 40, and 50 storeys, and will deliver 678 apartments, 216 hotel rooms, and 3,650m² of public open space. The tallest tower matches the height of the iconic Aurora Tower, standing at 207 meters. Designed by Bates Smart and Richards & Spence, the project integrates heritage elements such as the Bond’s Sweets Factory and Malouf’s Fruit Shop while embracing sustainability with vertical green walls, natural ventilation, and flood-resilient infrastructure. The inclusion of a 1,600m² central park, laneways, and boutique retail spaces creates a vibrant and community-focused precinct. This proposal, lodged under the Kurilpa TLPI, highlights forward-thinking design and significant community benefits. With its mix of luxury living, tourism accommodation, and activated public spaces, it’s a project that aims to redefine urban living in Brisbane. #BuildingTalks #BrisbaneDevelopment #BrisbaneSkyline
