Today we announce construction completion for our first investment in the co-living sector. The Apiary is less than one minute from Ealing Broadway station, London, accommodating 81 homes and a range of purpose-designed amenity spaces, including a contemporary private dining area, wellness studio and rooftop terrace with expansive views over the city. The Apiary was forward funded by our fifth value-add fund, Moorfield Real Estate Fund V (MREFV) and is part of our living sector strategy, which includes portfolios in single-family-housing, multi-family build-to-rent, student housing (HMO and PBSA), and retirement living/nursing homes, in addition to co-living. Known as Prince's Quarter, the initiative is set to provide 75 new social apartments and terraces in Sydney's inner west. 🪵The project will use 2,500 cubic metres of cross-laminated timber and 15 cubic metres of glue-laminated timber provided by Xlam and Hyne Timber. 🔸 Key Updates: 1️⃣ Site Visit Success: Last week, the project team visited the XLam production facility. Co-living schemes spotlighted at #MIPIM2024 through the ‘Build-to-Rent and Co-Living in the Capital’ Panel, are showing signs of strong growth. This week's #realestate news from around the UK: Property and construction company O'Shea Group has purchased a site for 350 apartments in North Acton, London. O'Shea Group and its development manager PLACE Group purchased the site earlier this year from Citrus Group. The place has now signed a Section 106 agreement with the Ealing Council (London Borough of Ealing) and the Old Oak and Park Royal Development Corporation (OPDC), paving the way for the development. In what is the largest retail warehousing trade of the year so far, CBRE Investment Management has agreed to sell a shopping park in Durham for around £105m. Realty Income Corporation is set to buy Arnison Retail Park, a 335,000 sq ft asset on the edge of the city, from the global investment manager. Newly launched residential developer Elder London has kicked off a partnership with investor ALARA INVESTMENTS LIMITED, with the unconditional acquisition of a brownfield site in Reading town centre. Elder was launched by development duo Ed Marsh, formerly founder of FRT Development, and Charlie Hustler, former director of Essential Living, to provide housing solutions that address the recent shift towards hybrid living and working patterns. Bywater Properties has been given the green light to deliver an overhaul of 123 Golden Lane, an office in central London. Having acquired the building in Clerkenwell in December 2023, the developer and investor have now secured planning consent from Islington Council to comprehensively upgrade the office, with work expected to start later this year. Plans for the largest student accommodation scheme in Northern Ireland to date have been approved. The joint venture between Watkin Jones Group and Lacunadevelopments has secured planning consent for a 1,007-bed student scheme in Belfast. The Earls Court Development Company (ECDC) has formally submitted its 7.5m sq ft masterplan to redevelop the former Earl’s Court site in central London. A detailed planning application has also been lodged for the first phase of the scheme, which will comprise two buildings rising 42 and 27 storeys to host around 1,500 new homes and nearly 200,000 sq ft of retail, leisure and dining spaces. The residences will consist of rental units, for sale and specialist housing for students and later living. The first stage is anticipated to kick off construction in 2026, subject to planning permission. A planning application has been submitted by DC01UK to develop an 85 acre site in Hertfordshire into a data centre campus. DC01UK had recently unveiled a consultation website featuring its proposals for the complex which targets a capacity of 320MW. The campus will comprise three buildings with up to 2m sq ft of floor space and is estimated to have a construction value of around £3.75bn. Knight Frank is acting as an adviser on the project. Radical plans to transform a 1960s brutalist multi-storey car park into over 100 flats have been lodged with Newcastle-Under-Lyme Borough Council. Developer Capital&Centric aim to transform Midway car park into one-to-three bed flats with social hub, gym, mini-cine and lounge space. Developer aims to give brutalist concrete structures in prime town centre spots a new lease of life while saving embodied carbon within them The proposed neighbourhood is the first of three sites being brought forward with the Council to re-boot key town centre spaces, a project which has attracted more than £35m of investment from the Government’s Future High Street Fund and Town Deal Fund. John Moffat, joint managing director at Capital&Centric, said: “The challenge of building on brownfield land is you need to be bold and creative in your approach. Our radical plans for Midway are exactly that, and will bring forward much needed homes in a prime town centre spot. Existing Midway multi-storey car park “People thought we were mad when we said we wanted to create new homes from a car park but the plans show that it can work and it’s actually made for a more interesting and unique neighbourhood.” Councillor Simon Tagg, Leader of Newcastle-under-Lyme Borough Council, said: “The ageing and outdated Midway will soon be redundant with the opening of Castle car park and this exciting proposal avoids wasteful demolition and allows new housing to spring up on a prominent town centre brownfield site. “Castle car park will provide a clean, safe car park for the whole town centre. Along with the regeneration of the Ryecroft and York Place with homes, shops and open space, we are beginning to see the visible signs our multi-million regeneration.”
