Our Team have been working with Hybrid and Ackroyd Lowrie for Major Housing Association providing an external daylight and sunlight impact assessment on neighbouring properties and ensuring adequate daylight and sunlight amenity within the proposed scheme itself. A simplified design was put forward increasing the proportion of dual-aspect properties ensuring improved natural light and ventilation for its residences. Major Housing Association Secures Planning Consent for 195 Affordable Homes in Newbury Park November 2024 We are thrilled to announce that our 100% affordable housing scheme at Eastern Avenue, Newbury Park, has been granted planning permission at committee on 25 November 2024. This approval marks a significant milestone in our ongoing mission to deliver high-quality, sustainable housing for communities in East London. The Scheme: The site will deliver 195 new homes increased from 177 homes , including a substantial number of family-sized units, following approval of our proposed design amendments to the previously consented scheme. These improvements reflect our dedication to creating sustainable, efficient, and community-focused developments. Refining the Design: When Major Housing Association acquired this site, we undertook a detailed analysis of the existing plans to identify opportunities for optimization. Working collaboratively with our partners, we proposed key design amendments to maximize the potential of the site: Revised Basement Use: We replaced car parking with plant, cycle storage, and refuse facilities, relocating accessible parking to the rear for improved usability. Enhanced Building Form: Simplified the design to a more consistent and efficient envelope, increasing the proportion of dual-aspect units and ensuring improved natural light and ventilation. Height and Massing Adjustments: Carefully stepped down massing to integrate harmoniously with neighbouring buildings while re-emphasizing the tower for architectural distinction. Key Outcomes: These refinements enabled us to: Increase the total number of homes by 18. Add 51 family-sized units to meet local housing needs. Provide additional communal amenities, including children’s play areas and a high-quality roof terrace. Align the scheme with the London Borough of Redbridge's principles for sustainable development. A Collaborative Achievement: This success would not have been possible without the extensive work and collaboration of our project team and partners. Our design reflects Major Housing Association’s unwavering commitment to sustainability, innovation, and the delivery of much-needed affordable housing.
