We had the pleasure of attending the NLA Tall Buildings 2025 conference today, which delivered insightful discussion from an excellent panel of industry experts.   The City's commercial landscape reveals stark contrasts. While older stock struggles for tenants, premium spaces continue to attract occupiers. Quality clearly commands a premium, with the best buildings seeing renewed rental growth.   This market dynamic resonates with our current work on tall building retrofits, particularly at Thirty High where we're taking a retention-led approach to transform a 1950s brutalist tower. The conference reinforced our belief that existing structures can be reimagined to meet contemporary demands while significantly reducing their environmental impact.   Looking ahead to 2040, the City's projected need for additional office space highlights the essential role of reusing tall buildings, reinforcing what we've long believed.   The insights from today's conference reflect our ongoing commitment to designing buildings that contribute meaningfully to the surrounding area and communities. For the latest in our series of building profiles we’re looking back at The Minster Building, a great example of a forward-thinking, sustainable transformation. Whilst the focus on carbon cost and energy performance is relatively new, retrofit and reuse has been at the heart of Greycoat Real Estate LLP ‘s office projects for over a decade. Originally developed as part of a wider a campus in the late 1980s, the exceptional “bones” of The Minster Building presented a fantastic opportunity for the repositioning and adaption of the existing building. Working with architects, Buckley Gray Yeoman, the entrance was relocated to the corner of Mincing Lane and Great Tower Street, affording the building far greater prominence. Removing a tower of escalators and raising the lower ground floor by 1.5m created grade-level access leading to a large, double-height amenity space which created architectural drama and a place for occupiers to enjoy outside of the core office areas. Matt Yeoman founder of BGY reflects "Greycoat and Ivanhoe Cambridge shared our vision: to create an occupier-focused office space. We believed that buildings should be designed with both investors and tenants in mind." BGY drew inspiration from their work in hospitality design - recognising that modern offices must offer more than just desks. Completed in 2018, and now home to varied mix of businesses, the revitalised Minster Building now sets the standard for Grade A workspaces, featuring outdoor terraces and retail spaces. The centrepiece of the building is a seven-storey atrium, with a floor comprising a terrazzo formed using recycled aggregates, all of which helped to foster a dynamic environment that was ahead of its time.

We're excited to announce planning approval for our 151 Shaftesbury Avenue retrofit in London's West End! Working with Royal London Asset Management we're transforming this Covent Garden landmark while retaining 90% of the existing structure. The project features a new brick and GRC façade, a 10% NIA increase, landscaped terraces, and a roof pavilion. Sustainability drives the design with exposed CLT construction, encapsulated timber joists, all-electric building services and mixed-mode ventilation helping us target the highest ratings in a number of sustainability certifications. We recently visited Cleveland Steel & Tubes Ltd to select reclaimed structural steel for the Broadgate Tower extension. Sustainability is a key driver in our design approach, and we're incorporating reused steel elements throughout the scheme - turning what would typically be waste material into an integral part of the building's structure.   The visit gave us the opportunity to examine potential steel elements from previous projects and develop practical strategies for their remediation and installation. Working with Cleveland Steel, we've identified ways to maximise the use of reclaimed steel across the project.   Many of these elements will remain exposed in the final design, including feature beams in the reception area.
