On behalf of SEP PROPERTIES LIMITED, we successfully secured a resolution to approve at committee for a retail convenience store and 12 apartments on the former Friar Park Inn site in Wednesbury. After years of vacancy, this site will finally be transformed. After collaborative efforts and extensive consultations with Sandwell Metropolitan Council, and the dedication of our design team, we have secured consent. The result is a high-quality, mixed-use scheme that revitalises a neglected area, providing much-needed retail and housing. We're excited to see this project come to life and benefit the local community. A big thank you to all those involved in achieving this outcome. Cerda Planning is delighted to have secured planning permission for 250 dwellings, on behalf of Bloor Homes, on an unallocated, greenfield site in Grantham, Lincolnshire. The site represents a sizeable infill development between the existing urban area and the allocated Prince William of Gloucester Barracks. The proposals will deliver a high quality residential development incorporating fantastic open spaces, landscaping, and with a real sense of place established through the street typologies and character areas. A fantastic team effort from the entire design team working collaboratively with the South Kesteven’s Design PAD team. Richard West - Cerda Planning Limited Ben Williams - nineteen47 Ltd. Fantastic news! Reserved matters approval obtained for 202 dwellings at Phase 2a of the former Ironbridge Power Station in Ironbridge, Shropshire for Taylor Wimpey North Midlands. Cerda, in conjunction with Taylor Wimpey North Midlands, architects nineteen47 and landscapers PDP Associates Ltd have secured permission to develop the second phase of the former power station following Shropshire Council’s unanimous decision at planning committee to grant consent for residential development of 202 new dwellings, landscaping, play area and associated infrastructure. A site with a fantastic landscape setting with a layout designed to make the most of the links into the surrounding mature woodland. A development that will provide Phase 2a with an architectural style that has a bold and confident nod to the site’s heritage, whilst delivering high-quality, modern housing expected from Taylor Wimpey. The scheme will have some very clever historic references to the former power station and intelligently designed public art, which will result in a fantastic community for future residents. A great team effort, well done everybody! We cannot wait to see how this turns out! At Cerda, we’re thrilled to have submitted an outline planning application for 90 new homes in Bishop’s Wood, following an extensive public consultation to ensure the development reflects local aspirations and addresses key concerns. This is an exciting milestone, not just for us but for the evolving grey belt policy – a relatively new concept in planning that offers a balanced approach to sustainable development within the Green Belt. By carefully integrating new homes into this setting, we’re bringing new life to the village, supporting local services, and delivering much-needed housing in a way that is both sensitive and forward-thinking. As the conversation around grey belt opportunities continues to grow, we look forward to exploring how this approach can unlock responsible, well-planned development in other locations. What are your thoughts on the future of grey belt development? Let’s discuss! 👇 Offoxey Road Limited Hannah Hayes, Debbie Farrington and Kieren Doherty at Cerda Planning Limited Geoff Perry Associates Limited Benjamin Jones FPCR Hub Transport Planning Ltd Salopian Tree Consultancy Groundsure PCS Consulting Engineers #Planning #GreyBelt #SustainableDevelopment #BishopsWood #NewOpportunities #CerdaPlanning

A fantastic end to last week with Reserved Matters consent secured for 120 new homes at Whitford Road, Bromsgrove! 🎉 Our team at Cerda Planning has been working with Miller Homes Ltd on Phase 2 of this site since June 2022—taking it from the pre-application stage through to presenting the scheme at planning committee in October 2024. This follows the approval of Phase 1 for Bellway Homes, with both schemes delivering the 490 homes secured by outline consent at appeal in 2020! This site wasn’t without its challenges: 🏗️ Significant land level differences 🚧 Proximity to the M5 motorway 🌿 Balancing design with amenity & sustainability This landscape-led scheme has been carefully designed to integrate seamlessly with Bellway Homes’s proposals, now well underway. Congratulations to Helen Dawkins at Miller Homes Ltd and a huge thank to Jo Chambers, our case officer. 👏 👏 Helen Dawkins at Miller Homes Ltd 🌳 FPCR – Arboriculture 🏡 Daria Madders at IDP LANDSCAPE LTD 🔊 Thomas Dalton at RSK Acoustics 📜 Debbie Farrington at Cerda Planning Limited 🏛️ Joanne Chambers at Bromsgrove District Council #Housing #PlanningSuccess #RealEstate #SustainableDesign #TownPlanning #MasterPlanning #MillerHomes #Bromsgrove #PlanningApproval #LandscapeDesign #ResidentialDevelopment

PLANNING APPEAL ALLOWED with partial costs awarded to the Appellant. Outline planning permission is granted for up to 48no. dwellings on the edge of Cheadle, Staffordshire. Despite the Officers recommendation whose advice was to approve the planning application, Planning Committee refused the application on two grounds – Heritage and Landscape Visual Character. This was also supported by an ‘Informative’ referring to Committee members concerns regarding highway safety. The planning balance undertaken, acknowledged the Council’s housing land supply situation is worsening, with no realistic prospect of a plan-led solution and year on year the number of market and affordable housing units have fallen significantly. As such, the policies breached were given less than full weight and as a result the proposal is considered to accord with the Development Plan when read as a whole. Great team effort to secure permission at the site.
