  • Hadley’s Finance Director, Brian Higgins, recently joined Mark Wyman on the Growth Alchemy podcast to talk about what community-driven development looks like in practice.   At Hadley, meaningful engagement isn’t just a box to tick—it’s a fundamental part of how we plan and deliver places. Our in-house Communications team works closely with every project, ensuring that the voices of local communities help shape the future of the places we develop.   Collaboration across teams is key to making this happen, and we believe open conversations, regular face-to-face engagement, and transparency are essential for truly inclusive regeneration.

The Power of Community in Regeneration – Insights from Brian Higgins, Hadley Property Group Successful regeneration isn’t just about building homes—it’s about understanding and supporting the communities they belong to. As Brian from Hadley shared, early community engagement is key to sustainable, thriving developments. The Planning Problem is one of the biggest hurdles in property development. Delays, legislative changes, and local objections often stall projects for years. But Hadley Property Group has a 100% success rate in securing planning approvals at the first committee. How? Community-first development. "We engage in a lot of community involvement very early on in our planning journey, even before we decide to buy a site." – Brian Higgins, Hadley Property Group. This approach isn’t just ethical—it’s effective. By understanding what communities need, Hadley builds relationships with local authorities and residents before submitting a single plan. This proactive approach builds trust and reduces resistance, making planning approvals smoother and more satisfying, in the knowledge that the community is getting what it requires to thrive. A testament to how aligning with local needs leads to better outcomes. The takeaway? Developers who prioritise community engagement from the start don’t just improve their chances of approval—they create developments that genuinely benefit local residents. What do you think? Should community engagement be a requirement for all large-scale developments? Full episode here: https://lnkd.in/eJWA3TW3

  • As part of the consultation and engagement programme for 980 Great West Road, we have sought more creative and interesting ways to share project news and updates with the local community. Metropolitan Workshop LLP, as part of their work in the architectural team, has led the design of our narrative newspaper. The newspaper, designed to guide readers through who we are, the site’s history, our emerging designs and the principles behind them, was shared with local people at our drop-in information event earlier this month. In the coming weeks, we’ll deliver 600 copies across community and public spaces in Hounslow - getting as many eyes on this exciting project as possible. Thank you to the Metropolitan Workshop team for all your hard work pulling the newspaper together! You can view a digital issue here: https://lnkd.in/ek_Ptqvd

  • This March, Hadley is fundraising for SHEWISE, a Hounslow-based charity supporting women facing domestic abuse, mental health challenges, economic hardship and those experiencing prison and the criminal justice system, with a focus on helping South Asian and Middle Eastern women and girls. To support their mission, we launched a fundraiser in the lead-up to International Women’s Day, with our team committing to walk, run, and cycle 3,000km throughout the month. We kicked things off for International Women’s Day with a group walk along the Thames, covering some early miles and showing our support for SHEWISE. We’re keeping the momentum going all month! If you’d like to contribute and support SHEWISE, you can donate here: https://lnkd.in/ejivXXrs #IWD2025 #accelerateaction #SHEWISE #Fundraising

  • At MIPIM next week, we’re bringing together industry leaders from across the sector to explore how we can deliver real, tangible social value through urban development. As a regeneration specialist and curator of place, Hadley is committed to ensuring that major projects—like our work at IQL North in Stratford, which we’ll be discussing on Thursday—create lasting impact for communities. Co-hosted by the World Economic Forum, Avison Young, and MIPIM, this session will focus on collaboration, strategy, and practical action. Our own Mabel Ogundayo and Matt Griffiths-Rimmer will be taking part in the discussions, sharing insights on how public-private partnerships can drive better outcomes on the ground. With expertise coming from Deloitte, who led our planning journey, Adam Cavanagh bringing an investment perspective and the Local Authority perspective of the Mayor of Newham, Rokhsana Fiaz, this promises to be a hugely engaging session on the benefits of inclusive growth with a wide range of views shaping the conversation. This is about more than just good intentions—it’s about action. If you're at MIPIM, join us as we work towards practical, strategic approaches to embedding social value into major developments. #MIPIM2025 #SocialValue #UrbanRegeneration #Placemaking #IQLNorth #CollaborativeImpact

  • The Sunday Times has named SE20, Penge, as one of the 11 coolest UK postcodes for 2025. Coining Penge as ‘the city’s best kept secret,’ it’s great to see a nod to the Blenheim Centre’s Rooftop Gallery, alongside some other fantastic local venues. We first collaborated with London Calling Blog, curator of London street art, back in 2021 to reimagine the top two floors of the Blenheim Centre's underutilised car park and transform it into a meanwhile street art gallery. Since then, it has become a popular local attraction, bringing in thousands of visitors and over 360 artists from around the world. A joint venture between Hadley and Clarion Housing Group, our application for the redevelopment of the Blenheim Centre was approved in March 2024. The scheme will deliver 230 new homes at 35% affordable, new commercial and community uses, and green public realm, further enhancing this vibrant spot in southeast London. You can read Time Out's article on Penge's feature here: https://lnkd.in/eQK_DG9C

  • We are pleased to announce that our meanwhile use project, The LightHouse and Gardens, has been shortlisted for The Developer and Festival of Place The Pineapples 2025 under the ‘Community Space’ category. This award celebrates projects that enhance communities through public spaces that bring people together or serve as valuable local assets. The LightHouse and Gardens have become well-known in Stratford over the past few years - a place to garden, play, learn, practice wellbeing and celebrate with community. This is made possible by our LightHouse and Gardens staff, onsite operators from Community Sauna Baths CICEl Cafecito and Elite Project Services, volunteers and community members. Everyone involved has helped bring our vision of the space to life and evolve it beyond what we could have imagined when we opened in the Summer of 2022. Thank you all for your dedication and hard work! You can find out more and see the full shortlist at https://lnkd.in/dwiu6gTk
