A great way to start the week, with a successful Appeal decision landing in the inbox. Via a Hearing we have secured full planning permission for 27 no. much needed Affordable Homes in Matlock for our client Bowsall Developments Ltd. and their RP partner, emh group. This is a scheme which should never have gone to appeal really, being an edge of settlement site which was allocated for housing. With partial costs awarded, plus the Inspector agreeing with our case that the County Council's request for education contributions was unreasonable, we couldn't be more pleased for our client. HIGH PEAK APPEAL ALLOWED WITH PARTIAL AWARD OF COSTS! We are delighted to report that we have successfully overturned the refusal of planning permission for 92 dwellings in Glossop, High Peak following a 7 day Public Inquiry last month. Despite being a very technically challenging and locally opposed site we were able to work with Officers at High Peak Borough Council and secure a recommendation of approval. However, Members of the Planning Committee resolved to refuse the scheme citing reasons on air quality, access, lack of affordable housing, tree loss, impacts on biodiversity and the potential for an existing private road to be used for rat running by new residents. We also had a discrete matter of road gradient to deal with. The Inspector however was satisfied that the evidence presented demonstrated that the proposals would be in accordance with the Development Plan as a whole and allowed the appeal. We are delighted for our client Wain Homes who can now finally develop this site. This week the team achieved full planning permission for a mixed use commercial scheme in Clayton #Manchester for Chancerygate. A truly sustainable location with great transport links should mean this development gets snapped up quickly! Keeping a diligent eye on detail and working closely with the client and a great team of technical consultants, meant we could respond quickly where required and resulted in us securing full planning permission in a little over 3 months - no mean feat in these #planning current times. It must be said that it was a pleasure to work with a Planning Officer at Manchester City Council who maintained an open dialogue with us throughout and was responsive when we discussed commercial pressures; this really made a difference. Delighted to see Flintshire County Council Planning Committee finally approve a scheme for 90 dwellings at New Brighton, Mold this afternoon after a heated debate. A lot of work went into this site over the years by Marc Hourigan and Niall Mellan including dealing with a couple of planning applications, an appeal and defending the site's allocation during the LDP Examination. It's a shame Stewart Milne entered into administration during the final stages but no doubt this will be a very attractive site for another developer.
