PLP Architecture is a London-based group of architects, designers and thinkers who value the transformative role of ideas and the capacity for architecture to inspire. Although we draw from a rich history and experience of working together on projects around the world, we have a culture of a young start-up. We value innovation and creativity as we strive to test limits. We produce intelligent, exciting and groundbreaking designs through a continual commitment to social, economic and environmental ideals. The office shuns preconceptions, fixed architectural styles or methods, allowing each project to become a unique opportunity to research, analyze and creatively respond to the brief, site and context. The foundation of our work lies in a commitment to the quality of life in the city, a delight in the handling of material, space and light and an optimism about architecture’s potential to enrich our society.     Innovation thrives when diverse perspectives unite. At Build Ahead UK's December reception, leaders from across the built environment ecosystem came together to tackle the future of sustainable construction head-on.   Through dynamic workshop sessions, participants explored critical questions shaping our industry: • How can we accelerate circularity in sustainable construction and design?  • How do we accelerate the flow of capital for ambitious sustainability across the value chain? • What is the ideal future state for a holistically sustainable building and what must we do to get there?   Across discussions, some common themes emerged:    𝐂𝐡𝐚𝐥𝐥𝐞𝐧𝐠𝐢𝐧𝐠 𝐦𝐚𝐫𝐤𝐞𝐭 𝐜𝐨𝐧𝐝𝐢𝐭𝐢𝐨𝐧𝐬: In current conditions, it is difficult to market real estate development, reducing the perceived argument for sustainability. Defining and articulating sustainable business case will be key to supporting continued investment and focus. This includes building awareness among consumers on the benefits of purchasing and renting buildings with lower whole-life carbon in terms of quality, reliability, and value.   𝐑𝐞𝐠𝐮𝐥𝐚𝐭𝐨𝐫𝐲 𝐜𝐡𝐚𝐥𝐥𝐞𝐧𝐠𝐞𝐬: Although discussions sought to focus on private-sector interventions, several mentioned the key role of the government, identifying many regulations in need of replacement or redevelopment to ensure they continue to be fit-for-purpose and supportive, rather than limiting, including: • Removing VAT on recycled materials to encourage uptake of circular initiatives. • Removing or streamlining regulatory and logistical barriers to collective action for small-scale commercial and residential buildings to support the financial case for sustainability investments.    𝐂𝐡𝐚𝐧𝐠𝐢𝐧𝐠 𝐦𝐢𝐧𝐝𝐬𝐞𝐭𝐬: Changing discourse and mindsets on sustainability across the value chain, from finance to end-occupiers, is necessary to create real progress. Building a greater understanding between finance and insurance on development needs, challenges and potentially higher returns over longer time horizons can support greater risk appetite, encouraging uptake of cleaner materials and design. Shifting terminology around end-of-life from concepts such as “demolition” to “deconstruction” to encourage design for circularity rather than linear models that generate waste.    The depth of expertise and commitment to sustainable transformation across the UK market is clear. Through Build Ahead UK, we're harnessing this collective momentum to drive systemic change—from policy reform to unlocking capital and accelerating innovation. Demand for super-prime new-builds is surging, but supply-especially for apartments over 400 sqm-is tightening. 🌏 Global interest, particularly from Southeast Asian buyers, is driven by London’s cultural diversity, market stability, and world-class education. In the luxury sector, buyers are prioritizing new-builds with top-tier amenities. 🏗 Our latest project Opus at Bankside Yards embodies this evolution. As the UK’s first major mixed-use, fossil fuel-free development, it seamlessly integrates residential, commercial, and cultural spaces.     Arbor is a finalist in the 2025 MIPIM Awards! We’re delighted to announce that our multi-award winning 222,200sq ft workplace built for the future has been selected as a finalist in the category for Best Workplace Experience. Arbor embodies Native Land’s commitment to ESG, offering the highest standard of workspace for a diverse mix of industry-leading occupiers. Designed to inspire and promote big ideas, the 19-storey building, designed by PLP Architecture, is part of Bankside Yards, the UK’s first fossil-fuel-free hyper-mixed development, situated on the river Thames. The shortlists for the awards were announced at a press conference in Paris this afternoon. Arbor has been shortlisted alongside four other pioneering, international projects and we are delighted to be representing the UK in the workplace experience category. The winner will be announced at the MIPIM Awards Ceremony on 13th March, 6.30pm at the Palais des Festivals, Cannes. A combined public vote and a jury decision will decide the chosen winner.   • As reported by MyLondon News, Southwark Council has announced it is investing £1.5million towards the opening of a new LGBTQ+ venue in Bankside, on the site of the former XXL club that closed in 2019. Comprising of a theatre and a workplace and set to open in 2026, the new space will sit within two revitalised railway arches at our Bankside Yards project. Aligned with the vision of our masterplan, this prominent addition will further enhance the ever-evolving landscape of the South Bank.
