Newham Council has unanimously approved PTE’s 29-storey riverside development for The Pickstock Group on Stratford High Street. The mixed-use Build to Rent scheme delivers 355 homes - 25% affordable - alongside a Spacehub-designed public garden, linking Bow Back River to the High Street. It also features a new café and performance venue, enriching local creative industries and hosting national jazz concerts and exhibitions. Revitalising a brownfield site left vacant for eight years, the project introduces two buildings at 13 and 29 storeys. The form is inspired by the river’s shifting contours in this location, expressed through alternating bands of material texture and reflectivity. These contours extend from the buildings to connect generous entrance lobbies for both tenures and create a sheltered social space on the garden’s urban edge. Communal residential amenities crown each building, offering lounges, dining and screening rooms, workspaces, and indoor and outdoor play hubs. From here residents can enjoy sweeping views across Queen Elizabeth Olympic Park and Three Mills Island. ‘We are delighted to have received planning permission for this development and the positive benefits it will bring to the local community. Wonderful to see our ‘better than net zero’ Bromham project moving forward. Pollard Thomas Edwards also worked with the landowners to develop their legacy vision, which culminated in a design/placemaking quality Benchmark Document to guide development of the site. A wee preview of Pollard Thomas Edwards' March Talking Point - *Building new towns in our failing inner cities* - in this month's newsletter: Remember that bit in Trainspotting when Ewan MacGregor’s Renton overdoses, then is left outside on the road by his heroin dealer, Mother Superior? Renton seems blissful, yet all around him as he lies in the gutter, we see a landscape fashioned in hell: derelict tenements, empty streets, broken glass, and open spaces where homes, shops and a vibrant civic culture surely once thrived. That place is Teucharhill in Govan, Glasgow but the scene could have been filmed in any number of locations within the city’s boundaries. Today, nearly 30 years since the film of the book’s release, those grim dwellings may be long gone, but in Glasgow’s industrial neighbourhoods little has been built to replace them. Derelict land in the city still flourishes, with close to 10 million square metres on the Vacant & Derelict Land register (in 2022). Yet Glasgow’s forgotten townscapes - like the former steel town Possilpark with its gridiron plan or the former mining village of Robroyston now hemmed in by the M8 motorway - are exactly where we should be building the first of Angela Reyner’s new towns.
