Newham Council has unanimously approved PTE’s 29-storey riverside development for The Pickstock Group on Stratford High Street. The mixed-use Build to Rent scheme delivers 355 homes - 25% affordable - alongside a Spacehub-designed public garden, linking Bow Back River to the High Street. It also features a new café and performance venue, enriching local creative industries and hosting national jazz concerts and exhibitions. Revitalising a brownfield site left vacant for eight years, the project introduces two buildings at 13 and 29 storeys. The form is inspired by the river’s shifting contours in this location, expressed through alternating bands of material texture and reflectivity. These contours extend from the buildings to connect generous entrance lobbies for both tenures and create a sheltered social space on the garden’s urban edge. Communal residential amenities crown each building, offering lounges, dining and screening rooms, workspaces, and indoor and outdoor play hubs. From here residents can enjoy sweeping views across Queen Elizabeth Olympic Park and Three Mills Island. ‘We are delighted to have received planning permission for this development and the positive benefits it will bring to the local community. Alongside much needed homes, the garden-side cafe adds an exciting performance venue to the emerging cultural quarter’ says PTE Partner Carl Vann. ‘The architecture responds to the place narrative – it emerges from a contoured landscape, it includes verdant escarpments at set-back levels and is then carefully sculptured at upper levels to reference the contours of the surrounding city skyline’. Architecture and Planning
Our focus is to design great buildings and places and to deliver excellent services to our clients.
About us
Pollard Thomas Edwards is an architecture practice specialising in the design of homes, neighbourhoods, public and mixed-use buildings throughout the United Kingdom. Over the past five decades we have built up an enviable track-record working with communities, local authorities and commercial clients to create buildings and places people want to live in. Using the full range of skills at our disposal, from architectural and urban design to masterplanning, property development and community engagement, our team of 150-plus professionals are dedicated to enhancing the towns, cities and villages in which we work. And while we have the resources and financial strength of a large practice we are able to offer a personal service more commonly associated with smaller studios. We understand the specific needs of our clients and where and what they seek to build: in short, as our award-winning project portfolio shows, we understand how sustainable placemaking works. We are equally comfortable tackling smaller bespoke building projects as we are masterplanning villages, towns and urban districts. Our approach is founded on placing people first, understanding their needs and designing to suit, emphasising not only the way the buildings and places look, but also on how they are made, how they are used and how they age too. As well as designing new neighbourhoods and estates we also repair and revitalise existing ones in need of care. This in turn has helped us build a reputation for taking over difficult projects which have stalled and re-energising them to create thriving places people enjoy being in. Flexible working is central to our identity so while many of our staff work at home our spacious studios at Diespeker Wharf, a converted factory in Islington and a local landmark, remain open.

Wonderful to see our ‘better than net zero’ Bromham project moving forward. Pollard Thomas Edwards also worked with the landowners to develop their legacy vision, which culminated in a design/placemaking quality Benchmark Document to guide development of the site. We think finding ways for landowners to get quality development, while achieving lasting financial value, is key to our role raising development standards. If you have a potential opportunity please do get in touch so we can share what we do, and how we do it.
A first look at Bromham! 🏡🌿 Following the validation of our planning application, we’re excited to share the site layout for The Old Stable Yard, Bromham—our collaboration with Bromham Park Estate, award-winning architects Pollard Thomas Edwards (PTE), and Nicholsons Landscape Architects, who have designed the landscape strategy to enhance biodiversity and create a sense of place. This carefully considered design balances sustainability, placemaking, and community needs, ensuring the development enhances its rural setting while delivering much-needed homes. 🔹 30 better than net zero homes with 30% affordable housing 🔹 Bungalows included to provide homes for all ages 🔹 Estate Building supporting Bromham Park Estate 🔹 Over 20% Biodiversity Net Gain near the site 🔹 EV charging points for all homes, promoting low-carbon living 🔹 Thoughtful landscape design that integrates green space and local ecology With a layout that reflects the local character and prioritises sustainability, we’re excited to see this project progress! 📍 What do you think of the design? 👏 We're thrilled to hear about the success of our fundraising event at the WISH Winter Party. We were able to help cross the £8,000 mark with Pollard Thomas Edwards as part of their 50th celebration in support of Crisis. 🏆 The raffle for mentoring time was a fantastic initiative that raised £300. We were more than happy to top this up to £500 to support Crisis in their crucial work to tackle homelessness. We also were honoured to hear from Sarah Walters who shared powerful insights into the homelessness crisis and share how our fundraising efforts can make a real difference. 🌟 We would like to extend our heartfelt thanks to everyone who contributed to this cause. Special recognition goes to our board member Rebecca Lee, whose efforts made this possible! #Crisis #WISH #Fundraising #Networking #WomenInSocialHousing Hony Premlal MBA CIHCM MIoL 🔥🌟👑 Michelle Donovan Anneka Gill Gavinder Ryait Janine Newton Violet Tariro Pugh ✨🌅Pippa P. This insight highlights the urgent need to retrofit existing social housing to meet the UK's Net Zero targets. Newlon Housing Trust's Old Barnsbury Estate showcases both the challenges and opportunities of improving energy efficiency in older buildings, particularly where traditional methods are impractical. While innovative solutions have been proposed, a lack of government funding has stalled progress, reflecting a broader issue in the UK's approach to deep retrofitting. A wee preview of Pollard Thomas Edwards' March Talking Point - *Building new towns in our failing inner cities* - in this month's newsletter: Remember that bit in Trainspotting when Ewan MacGregor’s Renton overdoses, then is left outside on the road by his heroin dealer, Mother Superior? Renton seems blissful, yet all around him as he lies in the gutter, we see a landscape fashioned in hell: derelict tenements, empty streets, broken glass, and open spaces where homes, shops and a vibrant civic culture surely once thrived. That place is Teucharhill in Govan, Glasgow but the scene could have been filmed in any number of locations within the city’s boundaries. Today, nearly 30 years since the film of the book’s release, those grim dwellings may be long gone, but in Glasgow’s industrial neighbourhoods little has been built to replace them. Derelict land in the city still flourishes, with close to 10 million square metres on the Vacant & Derelict Land register (in 2022). Yet Glasgow’s forgotten townscapes - like the former steel town Possilpark with its gridiron plan or the former mining village of Robroyston now hemmed in by the M8 motorway - are exactly where we should be building the first of Angela Reyner’s new towns. Maybe you’re already laughing. No, no, no - new towns should be built where people want to live, where the jobs are, where London is within easy reach . . . Partners, Carl Vann and Simon Whitley will be running the London Marathon this year on Sunday 27 April, in aid of Crisis. This continues our partnership with the national charity for people experiencing homelessness, and their campaign for the changes needed to solve it altogether. Our philosophy at PTE has always been that good quality housing for all is the foundation of positive mental and physical wellbeing in our communities. However, over recent years we have witnessed housing provision falling well below the population growth, often referred to as the housing crisis. The real crisis though, is lack of access to decent housing for low-income households. The combination of low supply and increasing inequality has pushed unprecedented numbers of vulnerable people into homelessness. We hope that you can join us in this cause, no donation too small - every contribution makes a difference.
