Updates

  • We are pleased to announce that our meanwhile use project, The LightHouse and Gardens, has been shortlisted for The Developer and Festival of Place The Pineapples 2025 under the ‘Community Space’ category. This award celebrates projects that enhance communities through public spaces that bring people together or serve as valuable local assets. The LightHouse and Gardens have become well-known in Stratford over the past few years - a place to garden, play, learn, practice wellbeing and celebrate with community. This is made possible by our LightHouse and Gardens staff, onsite operators from Community Sauna Baths CICEl Cafecito and Elite Project Services, volunteers and community members. Everyone involved has helped bring our vision of the space to life and evolve it beyond what we could have imagined when we opened in the Summer of 2022. Thank you all for your dedication and hard work! You can find out more and see the full shortlist at https://lnkd.in/dwiu6gTk

  • At the end of last year, we commenced our first formal round of consultation for 980 Great West Road, a site representing significant opportunity and potential for the borough of Hounslow. Taking place both in person and online via our virtual exhibition room, we presented our early plans for the redevelopment of the former GSK site, discussing evolving masterplan layouts, landscape principles, urban greening and biodiversity, key character areas, embodied carbon, potential for retention and possible activation of the site for meanwhile use. Following on from our detailed co-design programme in the Autumn, this consultation was a crucial exercise in developing a deeper understanding of local aspirations and needs and how we can bring forward a scheme that complements and benefits the existing community. It was also an opportunity to present the co-design outcomes and how they knit into the evolving masterplan narrative. We have had excellent engagement from the residents of Brentford and wider Hounslow, receiving a high volume of feedback to inform the progression of our plans. Our team are currently analysing the feedback and taking input and ideas on board, which we look forward to sharing at our second round of consultation later this year. You can still view our consultation materials and complete a Have Your Say survey by visiting hellobrentford.co.uk.

  • We have been working closely with the Hounslow community this past year. As part of this engagement, we recently undertook a six-session co-design programme on the future of 980 Great West Road in Brentford (formerly GSK House). Facilitated and delivered in partnership with Neighbourly Lab, Metropolitan Workshop LLP, Haworth Tompkins and McGregor Coxall, we invited a broad and diverse group of people from the local area to lend their lived experience and knowledge to inform and influence the evolution of our proposals. The co-design sessions covered six key themes: - Accessibility and Navigation - Green, Blue, and Play Spaces - Entertainment and Leisure facilities - Women and Girls Safe Spaces - Practical Facilities - Youth Facilities At our Youth Facilities session in November, our Design Director, Michael Clark, reflected on the central role co-design plays in the planning process and evolving designs that speak to the needs and aspirations of residents. Since these sessions, we presented our early plans at our public consultation events earlier this month, gathering further feedback from the community. Next year, we will come back with updates on how we have integrated co-design outcomes into our designs, alongside a further round of consultation to present our advanced designs. We look forward to continuing conversations with the community and the collaborative planning journey with the London Borough of Hounslow. Thank you to all those who have been involved so far!

  • We are pleased to announce the completion of our acquisition of the former GSK House in Brentford, a significant milestone in our vision for a sustainable, mixed-use neighbourhood. Having worked closely with the London Borough of Hounslow for over a year, we are preparing a planning application for submission in the second half of 2025. The proposed development will include a diverse range of new homes, commercial spaces and essential community amenities, alongside enhanced access to the adjacent park and river – areas that have been underused for over 20 years. Our design partners, Haworth TompkinsStudio Egret West, dRMM, Buro Happold, Metropolitan Workshop LLP, Walsh - Structural, Civil & Geotechnical Engineers, Turley and McGregor Coxall, are already developing a masterplan focused on long-term value, sustainability and inclusivity for the local community and future residents. Andy Portlock, Hadley CEO, said: “The acquisition of 980 Great West Road is a landmark opportunity for Hadley, Brentford, and the Borough of Hounslow. For many years, the site has been a key marker for those travelling in and out of West London, yet it hasn’t connected with the local community. Reimagining it is a responsibility we take very seriously. We are committed to delivering on our sustainability pledges and our vision to deliver genuine community-led regeneration across London. It’s an exciting time to embark on a project of this scale. The recent alignment of new homes strategy between local, city-wide, and national government provides a rare opportunity for a collaborative design and planning process which can help provide the affordable homes that London needs, at a critical time for the city.” We look forward to sharing the emerging masterplan in early 2025. • We are very pleased to announce that our planning application for the redevelopment of IQL North received unanimous approval at the final LLDC Planning Decisions committee last night. Commended for its high-quality and unique design, led by our friends at Mecanoo, we will now bring forward a new neighbourhood comprising 672 homes and 909 student beds (42.5% affordable). Perhaps most excitingly - and something that was certainly a point of note for the committee - is the inclusion of 172 Social Rent homes, commended by members as genuinely affordable housing for Newham. Continuing the legacy of our onsite meanwhile project, The Lighthouse and Gardens, the completed development will offer a diverse public realm with play space for all ages, a community garden with growing spaces and a fixed home for the sustainable transport initiative we have established onsite with Queen Elizabeth Olympic Park, Brompton Bike Hire and Enterprise. We will also provide a new home for LLDC’s Good Growth Hub in partnership with the QEOP and Elevate, ensuring they can continue to deliver their essential work to create career pathways for young East Londoners. Our plans evolved through an extensive and continuous community engagement process, including three public consultation events, a co-design programme and ongoing, informal conversations facilitated by our meanwhile partners, providing us with genuine insight into local needs and aspirations. Thanks to Community Sauna Baths CIC, El Cafecito, Elite Project Services, Gabby Briscoe, Su Winsbury, Brompton Bike Hire, Enterprise and the Queen Elizabeth Olympic Park, alongside all of the staff and volunteers at The Lighthouse and Gardens who made this project possible. A special thanks to Sarah West of UCL and Emmanuel Lawal of Elevate for speaking so eloquently in support of the development last night. We look forward to bringing this development forward and will be back in touch with more details on the Good Growth Hub's new home and our evolving Neighbourhood Charter!

  • We proudly support community projects at our Stratford community hub, the Lighthouse and Gardens. We have provided discounted rates and over 1,200 hours of free use since we opened in 2022. From Singing for Breathing classes to the East Village Chess Club, each individual, group, and practitioner brings a uniquely beneficial offering to local residents and visitors.   Recent highlights include supporting Soul Purpose 360 CIC for Black Women’s Networking Circles, hosting the NHS Rehabilitation team for away days and serving as the starting point for the Cycle Sisters cycling tour to Cambridge!   We are also pleased that the garden continues to be an educational space for children and young people, with two local nurseries now making weekly visits to the garden to give little ones important access to nature.   These are just a few things happening at the Lighthouse and Gardens, with many more passing through its doors week in and week out. Each initiative reflects our commitment to supporting this vibrant, growing, and engaged community. Thank you to everyone who has been part of this journey so far.

  • Last week, we welcomed residents from across Hounslow to help us kick off our newest co-design programme on the Great West Road in Brentford. Facilitated by ourselves and a team made up of Neighbourly Lab, Metropolitan Workshop LLP, Haworth Tompkins and McGregor Coxall, we spent two evenings discussing Accessibility & Navigation and Green, Blue & Play Spaces for the forthcoming redevelopment of the now defunct office HQ. Neighbourly Lab and Metropolitan Workshop have been working closely with Hadley's Comms and Design teams the last few months to curate a six-step co-design process to inform our masterplan.   We've engaged a broad and diverse group of people from the local area, asking them to lend their lived experience and expertise to inform our proposals. The group will play a fundamental role in the development process, with sessions hosted specifically for women's and girls' safety and young people - groups commonly "designed out" of public spaces.   The co-design sessions will cover these six key themes: - Accessibility and Navigation - Green, Blue, and Play Spaces - Entertainment and Leisure facilities - Women and Girls Safe Spaces - Practical Facilities - Youth Facilities   Across the sessions, we will continue to work collaboratively with local people from all walks of life, ensuring our designs are rooted in longevity to benefit the community now and well into the future. We look forward to welcoming more residents to our upcoming sessions and reporting back on progress and influence in the coming months.
