Highbridge, a new residential tower in the Bronx set to begin construction in 2024 and open in 2027, is an all-electric, passive house design by Magnusson Architecture and Planning PC. When complete, the project will far exceed market norms for quality and amenities while drastically reducing emissions compared to baseline code compliance—all while providing affordable homes for hundreds of the most vulnerable New Yorkers. New case study! The Foundry in Eastbourne provided vital homes in partnership with Eastbourne Borough Council. This stunning 12-home development in Langney Road features eight one-bedroom homes and four two-bedroom homes for key workers and those on the housing register. Completed in March 2022, the project has transformed a derelict row of shops into a development which enhances the area. The constrained site would have been almost impossible to develop with traditional construction methods, but modular held the key to unlocking this site for vital housing. Ingleton House stands among eight locations pinpointed by Brentwood Borough Council for the creation of a zero-carbon (in-use) housing initiative that promises to be well-integrated, sensitive to its surroundings, secure and fully accessible, with a scenic communal courtyard complementing the dwellings. Preliminary masterplan studies conducted as part of the redevelopment proposal have revealed the feasibility of demolishing the existing structure to make way for a new residential complex, potentially comprising 26 apartments or 15 houses featuring a variety of one, two, and three-bedroom layouts. Attracting a grocer to the Coquina Key Plaza redevelopment is an outstanding change! This plan will likely be beneficial, particularly given that the area has been identified as needing a grocer. This need is further highlighted by the fact that many of the grocery stores in the Coquina Key area of St. Petersburg, FL, are smaller establishments and convenience stores rather than full-service grocery stores. The closest grocery stores in the area include Snax Food Store, MLK Food Store, Food Max, and others, most of which are within a 1.5 to 2.5-mile radius and do not offer the same variety or volume of products as a larger grocery store. A full-service grocery store could provide several benefits to the local community: 1. Access to Fresh Food: Larger grocers usually offer a wider variety of fresh produce, meats, and dairy products, which are essential for a healthy diet. 2. Convenience: A local full-service grocery store would reduce the need for residents to travel further for their shopping needs, especially for those without transportation. 3. Economic Impact: A grocery store can create local jobs and stimulate economic activity in the area. 4. Community Hub: Large grocery stores often become community hubs where residents can meet and socialize. If a grocer does not sign on, other types of retailers or service providers that could potentially occupy the space might include pharmacies, medical clinics, fitness centers, or specialty stores, offering different but still valuable services to the community. Bottom line…this area is a food desert. The lack of easy access to fresh, healthy, and affordable food, further underscores the importance of a grocery store in the redevelopment plan.
What's Happening in #Tampa / #StPete: St. Pete-based developer Stoneweg is adjusting its plans to transform their Coquina Key Plaza in south St. Petersburg from #Retail to #Multifamily! Stoneweg, which purchased the 14.5-acre plaza at 4350 6th Street South in 2022 for $8.9 million, is modifying the layout of the $124 million development to deliver the project in phases. The previous plan, approved in July 2022, called for the construction of four separate residential buildings containing 465 apartments and more than 20,000 square feet of new retail space in front of the residences. Stoneweg hopes to begin construction this year. The first phase is expected to wrap construction 12-15 months after construction commences. First look at RSHP's 99 Bishopsgate scheme today in Building Magazine and Building Design. At 240m, this would be the fourth biggest tower in the City if it gets built, a major addition to the eastern cluster which also includes RSHP's Cheesegrater. Question the practice will be asking at today's consultation event is whether the public like the look of it. Personally, compared to many of the cluster's other towers (one in particular springs to mind) I think it's pretty good. But will it get a nickname? https://lnkd.in/eGTHkGnp

So the M&S decision has finally arrived and has already prompted much comment. Some highly significant implications for heritage, though this may not be the last we hear of this case. Two particular stand-out elements for me: - the 'substantial weight' given to the loss of a non-designated heritage asset (paras. 17, 35) and the implications this has for a) interpreting and applying NPPF para. 203 in the planning balance; and b) how this 'substantial weight' should be viewed against the 'great weight' (or in this case 'very great weight') given to listed buildings; is 'substantial' the same as 'great'? and - the weight given to NPPF para. 152, the reuse of existing buildings (esp paras 45, 53) and the associated emphasis on identifying and setting out alternatives to demolition. At the very least it gives emphasis to non-designated heritage assets, which makes sense in principle, but potentially adds to difficulties in practice owing to the general lack of consistency by LPAs in identifying them to robust and transparent criteria and standards. Birmingham City Council's Planning Committee meets a week today on 28 September 2023 with a packed agenda that features two applications further to the redevelopment of Aston Villa's Villa Park, both recommended for approval with conditions. Item 13 (page 228) is a s73 application to facilitate external amendments to the facade to allow for the insertion of an internal mezzanine into the North Stand (for use as a shop and to provide a F&B offer), repositioning of Villa Live, and other associated works, and rewording of numerous conditions to enable the independent construction and occupation of these buildings. Item 14 (page 245) is a full application relating to the warehouse buildings, also known as 'The Stumps'. The proposals comprise partial demolition of the former Academy building, external alterations and refurbishment of remaining bays for use as a multi-purpose community and events space and associated food/beverage offer, with ancillary offices, public realm, car and cycle parking, OB compound and associated works.
