We were thrilled to welcome our members to the recent Affordable Living Product Council meeting with Le Foyer Lakenois, taking place at the 'Modelwijk' or 'Cité Modèle' in the Brussels region. Exploring the neighbourhood designed in 1955 by Renaat Braem to create 1029 #socialhousing units, attendees gained valuable lessons from the past and aim to use the takeaways in the next Affordable Living Product Council event as guidance for the future. Ever stumbled upon a game-changing innovation that made you think, "Why didn't I know about this sooner?" 🤔 That's exactly how I felt at the NYC Accelerator EXPO, where the 𝘁𝗵𝗲𝗺𝗲 𝘄𝗮𝘀 𝗟𝗼𝗰𝗮𝗹 𝗟𝗮𝘄 𝟵𝟳. As a real estate consultant specializing in NYC Coop & Condo Consulting, I'm always on the lookout for ways to optimize building operations for our clients. Sure, there were familiar faces and services, but it's the new, groundbreaking solutions that really pique my interest. A friend of The Folson Group, Marat Olfir, LEED AP, RAM, pointed us towards an innovative technology that's not only easy to install but also costs just a fraction of traditional alternatives. 💡New ideas need old buildings?🤔 At the recent Malmö Real Estate Research Conference, we looked at how cities change. In the closing session, we particularly focussed on the role of old, existing buildings and their potential to enrich cultural life. An example from Malmö: Lokstallarna (The locomotive stables) in the Malmö district of Kirseberg. Lokstallarna, as an old building, has a rich history: Built in 1914, it has changed from being Sweden’s largest workshop and a big employer to needing to be used in a different way. The concept that new ideas can emerge from old buildings, encapsulated in the leading phrase "new ideas need old buildings," demonstrates the potential for Lokstallarna to be utilized in novel ways, such as a venue for new residences, businesses, and diverse events. Central to the discussions was the aim of creating vibrant urban environments by integrating cultural vitality with urban development. Key takeaways from the closing session: - Tailored solutions and early stakeholder engagement are vital for effectively balancing preservation with adaptation. - Urban transformation has an iterative nature, which is particularly important to embrace when it comes to industrial spaces and their physical structures and land use considerations. - In order to create real value, spaces must be activated: When spaces are occupied, it translates into community enrichment. New Living Concepts, Internationalisation, New Market Entry, ULI Denmark National Chair, ULI Global Governing Trustee
An update and a few announcements from my side… Over the summer, I decided to leave ALFA Development and my position as Head of Living By Alfa (a first mover amenitized build-to-rent concept). During the previous 3 years, our team was among the first to bring BTR to Denmark with great success! The project won best emerging concept at the International Coliving Awards in 2022 while it was under construction; and in September, was nominated for the Estate Media Danmark’s ‘Året’s Ejendomspris 2024’ (Real Estate project of the year). More importantly, customer satisfaction was off the charts with tenants naming 'togetherness' as the most important quality of the project. The timing was right for me to exit and find my next adventure. I will be looking in the following three areas: Internationalization: New market entry for Danish companies wanting to go abroad, or international companies wanting to enter the Nordics. New Living Concepts and Operational Real Estate: My interest will geared towards innovation in residential or office ‘space as a service’. Leadership: Bringing people together - When we combine competence, creativity and good vibes, anything is possible! Two other exciting announcements related to the Urban Land Institute (ULI) and MIPIM: I’m honoured to have been elected to a four-year term as a ULI Global Governing Trustee; the thought leadership branch of our 50,000 member strong organization responsible for representing and serving as the voice of our diverse membership, including: 1. Framing the broad direction and agenda of ULI. 2. Providing intellectual capital for the organization. 3. Electing the Global Chairman and the Global Board of Directors. Thank you to our ULI Europe CEO Lisette Van Doorn and former Chairman of ULI Europe, Lars Huber for putting my name forward for this position. I have also accepted a role on MIPIM’s advisory board for ‘Housing Matters’ for 2025. This is the new event committed to innovation in housing at MIPIM. I look forward to working with Caroline ALBENQUE, MIPIM Conference and Content Manager, and the other members of the advisory board from LaSalle Investment Management, Urban Partners, PATRIZIA SE and The Royal Foundation of The Prince and Princess of Wales. In this respect, I will be visiting as many ‘living concepts’ in Denmark during the next few months to see what best practice is out there across student, senior, coliving, BTR and other interesting areas within housing development. If you are interested in talking about ULI Europe, MIPIM or me… I’d be happy to meet and discuss different opportunities and possible collaborations with you. I’ll be basing myself out of BLOXHUB during the next while. A new job, new roles… It’s not often we have the chance to re-launch ourselves, and over the next little while, I feel very excited about discovering what my next adventure will be!
