Three weeks before #TheDistrict2024, the leading international event for the #RealEstate industry was officially presented yesterday in 📍 Madrid. Juan Velayos Lluis, Chairman of The District, highlighted the consolidation of the event on a global scale. "A couple of years ago, we went to the main funds with a blank sheet of paper to show them our proposal. Now the sector already knows us, and #TheDistrict has been established as the main meeting point for European Real Estate players, where they want to be to determine their next operations and establish conversations that end up becoming deals." For her part, Gemma Traveria, Event Director, emphasized the summit's unique model by stating that 'in the real estate sphere, we are the only place on the continent where knowledge, #innovation, and #networking come together in one space.' As a preview of the The District World Summit, the Madrid presentation featured two roundtables that addressed two of the topics that will occupy part of the content agenda of the event. 1️⃣ The first was the pressing challenge of building #AffordableHousing in major European cities, with the participation of David Pablo Botin Cociña, General Director of Real Estate Services at AEDAS Homes, maria jose piccio marchetti prado, General Director for Housing and Rehabilitation at the Comunidad de Madrid and Noelia Rosón, Chief Operating Officer at Testa Homes; a session moderated by Carolina Gonzalez Vives from IE University. 2️⃣ The second topic discussed was the expansion of #DataCenters due to the growth of #AI and cloud services, with Juan Pedro Gravel, Technology Strategy and Architecture Partner at Deloitte, Miguel Ollero, Corporate General Director & COO at MERLIN Properties, Ramón Cubián, General Director of Land at Comunidad de Madrid; moderated by Víctor Krzyżaniak Martínez from Hill International. Meanwhile, Jorge Rodrigo Dominguez, Counselor of Housing, Transportation, and Infrastructure of the Comunidad de Madrid, stated that "in this legislature, our priority is to facilitate access to housing", among other things. #REID2024 One of the highlights of the conference was a panel session entitled "𝐌𝐨𝐝𝐞𝐫𝐧 𝐋𝐢𝐯𝐢𝐧𝐠, 𝐟𝐫𝐨𝐦 𝐧𝐢𝐜𝐡𝐞 𝐭𝐨 𝐢𝐧𝐯𝐞𝐬𝐭𝐨𝐫'𝐬 𝐝𝐚𝐫𝐥𝐢𝐧𝐠", featuring Simon Behr of GBI Group GmbH, Alexander Happ of B3 Development GmbH, Mark Kuijpers of Greystar and Ralph Winter of W5 Group. The panel highlighted the diversity of perspectives on the topic. With a view to a more mature target group, for Alexander Happ - the inclusion of #healthcare offers - simple and yet specialised answers to the requirements of users - and the avoidance of new buildings in favour of redevelopments are important. Mark Kuijpers pointed out that for the younger generation - the city is their living room and not their own flat, - in project developments, construction costs for individual units can be reduced by building properties with as many flats as possible - living also means working, meeting friends and relaxing. Ralph Winter also emphasised the special characteristics of Generations Z and Millennials, who - who pursue a completely different concept of life with frequent relocations, remote work and a high degree of networking. - expect the possibility of community building in their places of residence - are willing and able to pay for the amenities on offer. Simon Behr took a completely different view, - preferring to focus on affordable housing rather than additional services, - is not convinced that community building is really that important and therefore considers simple, practical furnishings to be expedient. There was consensus in this extremely intensive and lively discussion, moderated by Prof. Dr. Verena Rock MRICS Rock, on the top yields currently achievable. Really enjoyed the #LDEresi Operational Resi Living conference yesterday. Some great topics discussed, well-informed panels, and even better networking. Overriding themes, in my opinion: - It's been a tough few years. Fundraising is at its lowest in 10/12 years and funds are struggling to deploy the committed capital they do have as a result of limited stock, increased costs, and lack of viability on all fronts. - Sign of recovery as stress in the financial markets starts to reduce, inflation comes under control, rates come in, lenders are eager to deploy, and investors are enquiring again. - Cautious optimism that the new government will be good for housebuilding and get things moving, but nervousness on what the upcoming budget will bring. - PBSA is still hot although some rents have sky-rocketed unfairly and that has impacted occupancies in some cities. This will come right as rents normalise. - Co-living is still a big TBC. Agree/Disagree? Some very strong arguments for it, but also nervousness as there is a clear lack of an institutional model for this product. Can we build hybrids? - Retirement for rent is still very nascent and again, mixed opinions on the demand for this in the UK. Europe and countries further afield such as Singapore are miles ahead of us and the sense is that it will continue to grow in the UK, albeit it is 75+ (not 65). I personally, am a big fan! - Jo Cowen gave a fabulous presentation (despite being rushed!) on the need for operators to get involved FAR earlier in the design process now to allow for Gateway 2 amongst other things, how design affects viability more than ever now, and how RIBA design stages need a huge overhaul. - Emma Fletcher MRICS also gave a great presentation on Octopus's Zero Bills offering, retrofitting targets, and many other impressive innovative projects. New Living Concepts, Internationalisation, New Market Entry, ULI Denmark National Chair, ULI Global Governing Trustee
An update and a few announcements from my side… Over the summer, I decided to leave ALFA Development and my position as Head of Living By Alfa (a first mover amenitized build-to-rent concept). During the previous 3 years, our team was among the first to bring BTR to Denmark with great success! The project won best emerging concept at the International Coliving Awards in 2022 while it was under construction; and in September, was nominated for the Estate Media Danmark’s ‘Året’s Ejendomspris 2024’ (Real Estate project of the year). More importantly, customer satisfaction was off the charts with tenants naming 'togetherness' as the most important quality of the project. The timing was right for me to exit and find my next adventure. I will be looking in the following three areas: Internationalization: New market entry for Danish companies wanting to go abroad, or international companies wanting to enter the Nordics. New Living Concepts and Operational Real Estate: My interest will geared towards innovation in residential or office ‘space as a service’. Leadership: Bringing people together - When we combine competence, creativity and good vibes, anything is possible! Two other exciting announcements related to the Urban Land Institute (ULI) and MIPIM: I’m honoured to have been elected to a four-year term as a ULI Global Governing Trustee; the thought leadership branch of our 50,000 member strong organization responsible for representing and serving as the voice of our diverse membership, including: 1. Framing the broad direction and agenda of ULI. 2. Providing intellectual capital for the organization. 3. Electing the Global Chairman and the Global Board of Directors. Thank you to our ULI Europe CEO Lisette Van Doorn and former Chairman of ULI Europe, Lars Huber for putting my name forward for this position. I have also accepted a role on MIPIM’s advisory board for ‘Housing Matters’ for 2025. This is the new event committed to innovation in housing at MIPIM. I look forward to working with Caroline ALBENQUE, MIPIM Conference and Content Manager, and the other members of the advisory board from LaSalle Investment Management, Urban Partners, PATRIZIA SE and The Royal Foundation of The Prince and Princess of Wales. In this respect, I will be visiting as many ‘living concepts’ in Denmark during the next few months to see what best practice is out there across student, senior, coliving, BTR and other interesting areas within housing development. If you are interested in talking about ULI Europe, MIPIM or me… I’d be happy to meet and discuss different opportunities and possible collaborations with you. I’ll be basing myself out of BLOXHUB during the next while. A new job, new roles… It’s not often we have the chance to re-launch ourselves, and over the next little while, I feel very excited about discovering what my next adventure will be!

The Healthy City Design International Congress 😍 Launched in 2017, the Healthy City Design Congress is the world’s leading forum for sharing knowledge on designing, planning and investing in healthy and sustainable cities and communities, in recognition that prosperity and a healthy economy is integrally linked to a healthy society and a healthy planet. Each year, world-leading researchers, practitioners, policy thinkers, community voices and impact investors from across the fields of public health, urban planning, housing, transport and mobility, commercial real estate, and sustainable development, gather to share research outputs, best practice case studies, and new policy ideas. After 6 years hosted in London, the congress is being hosted in a new city every two years. In 2023 and from 15-16 October 2024, the maritime city of Liverpool is hosting the congress, with plans underway to move to Manchester in 2025/6.
