    DS2 had a double success at London Borough of Lambeth Planning Committee this week. The first of which was a detailed planning application for Hardess Yard, providing 320 co-living studios and over 1,400 sqm of light industrial space for local enterprises - the first co-living development to be determined in Lambeth. DS2 provided affordable housing and viability services on behalf of LGL and Mitheridge Capital Management. The second was the Section 73 planning application for 12-20 Wyvil Road, submitted by our client London Square, which received unanimous approval. The alterations to the scheme included an uplift of 69 homes from the existing consent providing a total of 301 new homes, with the improved affordable housing offer representing 40% of the uplift on a habitable room basis. The affordable offer of 46 Social Rent homes also represents an improvement in regard to affordability of the homes from the extant consent. #co-living #affordablehousing #lambeth council #planning

    Very happy to have acted for Related Argent on this transaction. As ever with affordable housing, not straightforward, and completed in challenging times for the sector. This was very much a team effort however with developer, Registered Provider, Council and the GLA all working together to help deliver this fantastic building.     We are pleased to announce a new partnership with SNG (Sovereign Network Group) to bring forward 50 new social rented homes at our £8bn, 180-acre Brent Cross Town development, which we are delivering with Barnet Council. SNG will fund and manage the 50 new homes, alongside grant funding from the Greater London Authority (GLA). The one, two and three-bedroom tenure blind homes will provide much-needed affordable homes for the area when complete in mid-2027. This is the second phase of affordable homes at Brent Cross Town, following the upcoming completion of 120 affordable homes later this year. Brent Cross Town is set to deliver 6,700 homes, including affordable options, market-sale, build-to-rent, co-living, student and later-living alongside new public parks and community infrastructure.     BusinessLDN is continuing to bang the drum about a technical but vitally important issue of demand for purchasing Section 106 affordable homes. We have produced this briefing note with Pascal Levine from DS2 outlining the problem and some potential solutions. The Government has set out a raft of reforms to support its ambitious housing targets, which are welcome. However, the impact of much of it will take time to deliver so we also need immediate action to support stalled schemes which can deliver housing now.     We have acquired a landmark site, in partnership with H.I.G. Capital, for a residential-led, mixed used development opportunity in a fantastic super central London location just off Old St roundabout, within one of London’s most dynamic and fast-growing boroughs in the London Borough of Hackney This is the first project between HUB and H.I.G. Capital, and our aim is to provide new professionally-managed and sustainable homes and offices, including affordable office space, alongside improved public realm - with excellent connectivity and convenience for future residents and businesses. We will now start work with the local community to understand its needs and priorities, and how these can be addressed within the scheme.     We are thrilled to announce that resolution to grant planning was unanimously agreed for Canada Water by the Southwark Council Committee on 12th June 2024. This milestone marks another step forward in our long-term investment and regeneration in the area. Southwark’s officers have described the building as “exemplary, with commendable communal amenities and accommodation,” and we couldn't agree more. This project will create a landmark on Printworks Street, seamlessly connecting with the broader Canada Water Masterplan. Designed by Stephen Marshall Architects, the project will deliver: ➡️ 135 co-living rooms ➡️ Ground, first floor, and rooftop amenities for residents ➡️ A publicly accessible ground and first-floor co-working café on the corner of Mulberry Walk ➡️ Significant landscaping, including a pocket park and tree planting along Printworks Street We are proud to contribute to the vibrant and growing community at Canada Water.
