Our Head of Development Victoria Manston joined the inaugural meeting of the #BTR Taskforce arranged by British Property Federation and The Association for Rental Living yesterday at Avison Young’s office Ian Fletcher of #BPF said: "The task force is seeking to ensure that local authorities and planning decision-makers have a thorough understanding of how the sector is evolving and the contribution it makes to community and regeneration." Brendan Geraghty of #ARL said: "With a key focus of the task force being on protecting consumers, the BTR code of practice and customer charter that we are creating will be central to defining and confirming the high standards of customer treatment as well as the quality and sustainability of homes essential to meet housing need." The concept of placemaking first gained traction back in the mid-90s, and is now a given in urban planning. Done well, placemaking encourages people to interact with their surroundings, enhances sustainability and allows for cultural expression – essentially, creating a more rounded and more pleasant environment for everyone before, during and after it is created. One of the things that I love about Build to Rent is that the sector goes beyond traditional placemaking as it is intrinsically focussed on longer-term stewardship. The teams responsible for imagining, delivering and operating a scheme become custodians for its future, so there is an emphasis on getting it right in ways that will last. Right from the off, we put the wheels in motion for the long-term stewardship of the places that we create. The success of Build to Rent developments depends on the way their residents can ‘bed in’ to an existing area, and how long they want to call that area home. Put bluntly, long-term investment in the wider environment is vital for securing long-term rental income. Stewardship goes beyond considering the location of trees or climbing frames; it involves taking a more holistic approach to traditional placemaking, finding lasting ways to the ensure the places we are delivering remain attractive, safe and engaging neighbourhoods, as well as creating attractive and appealing individual homes. Placemaking alone isn’t enough to achieve this, so that approach of stewardship is essential during the early handling of the project’s design. In Bath, we have worked together with JTP LLP, Urban Symbiotics and various community groups to ensure we are creating a neighbourhood that will stand the test of time. The overarching design of our proposals has been informed by numerous meetings with local people, public bodies, advisors, and consultants. As such, we’re confident that our project will not only be a wonderful place to live, but it can support the local economy, contributing to the vibrancy of the Bath Western Riverside quarter and playing its part in the city’s future growth. Whether developer, owner or operator, in this industry we know that good stewardship is crucial for a site’s enduring success, and the quality of so many sites I’ve seen come to market over recent years is testament to this approach. #btr #buildtorent #placemaking #design #stewardship

Our first #coliving project, #Yardhouse, is on site in West London. Developed in partnership with Bridges Fund Management Ltd. and Women's Pioneer Housing, this will see the delivery of 60 brand new affordable homes for women in need, plus a new office for the specialist housing association, alongside a block of co-living homes forward-funded by City Developments Limited. Located along the Westway, with great connections to the public transport network, #Yardhouse is a really good example of a pioneering partnership working together to unlock a tricky site which will deliver a significant quantum of much-needed good quality, affordable homes. The site is making good progress with JJ Rhatigan & Company, supported by Circle Development and the rest of the professional team. #progressivedeveloper #regeneration
HUB and Bridges Fund Management Ltd. Yardhouse development is progressing at pace on site. Extensive ground works, basement structure and ground floor slab are all now completed. Slipform core construction will commence at pace in the coming week. This pioneering project will result in the delivery of 209 NextGen co-living homes alongside 60 affordable homes and a new head quarters office bulding for Women's Pioneer Housing We looking forward to handing the co-living homes over to City Developments Limited in 2026. 📢 New year, new roles - we have made four senior promotions within our development team, reflecting our commitment to nurturing talent from within and supporting our continued strategic growth. Victoria Manston has been promoted to Head of Development, and will collaborate with the senior leadership team to shape and implement HUB’s strategic vision - alongside leading key projects in London, Leeds and Bath. We have also created three new Development Director roles, each focusing on a speciality area, helping to create a more comprehensive and integrated HUB strategy and framework across regeneration, construction, and design - in addition to leading specific development projects: Tom Valente, Development Director – Regeneration Tom V is focusing on HUB schemes that transform underused places into vibrant, sustainable communities, aligning with our strategy of using #BTR as a catalyst for #regeneration. The purchase of the Elephant & Castle site from Lendlease further adds to HUB’s Ultra Urban living strategy. With our partners H.I.G. Capital and Bridges Fund Management Ltd., we now have four strategically located, living sites in and around the City of London and we hope to be adding to these shortly. We are passionate about creating vibrant city centres, bringing people to live in amenity rich areas, with proximity to excellent transport links and employment. Over the past 12 months, HUB has been actively acquiring sites for both BTR and Co-living, adding over £1.1bn of GDV to our pipeline. We aim to continue our growth in 2025.

We are very proud to have completed on the purchase of the last plot within Lendlease's Elephant & Castle masterplan, in partnership with H.I.G. Capital Our plans for the site, which already has commercial consent, are to create a mixed-use development made up of shared-living homes, affordable homes, new public realm, ground floor retail provision, and a health hub. We're looking forward to working closely with Southwark Council and the local community to create a place that is in line with their requirements, and adds to this emerging neighbourhood.
