Insight from Cannes Having spent a bit of time reflecting on the conversations and themes from a few days in France, these were my 5 top takeaways: 1 The North 2 Partnerships 3 Co-living 4 AI vs EI 5 Umbrellas 1 The North Not just Manchester but a more coherent, joined-up counteroffer to London based on big culture, big investments like the ‘Northern Arc’ (Manchester- Liverpool rail line and investment zone) but big innovations too. All led by the 'King of the North', Andy Burnham. Feels like it’s going to be busy up North for the next few years. 2 Partnerships At the heart of MIPM’s success is it’s ability to bring together brilliant people, all with time out of their usual habitats, routines and corporate structures to openly meet, discuss and think. shedkm have always valued working with talented clients and consultants and even other architects to create great buildings and schemes. The next gen of property people will need to be more collaborative than ever to make things happen including more public private partnerships and more ‘collabs’. 3 Co-living Whilst shedkm have supported several insightful clients on the BTR journey it appears the co-living floodgates are open. Previously held up by some planning committees not understanding what co-living is, better and better precedents now show that they can deliver quality homes and fill an important gap in the market. We’re hoping to work on several co-living schemes soon. 4 AI vs EI Over dinner, conversations turned to Artificial Intelligence but our table believed there is still a huge amount of ‘AI-washing’ with companies claiming to have more skill and experience beyond using AI to write the odd email. So instead I asked ChatGTP to tell me what our children should learn if AI will surpass human intellectual ability in the next ten years and it responded- Emotional Intelligence, creativity and innovation, ethics and morals, to be adaptable, hands-on, focus on persuasion and story-telling as well as big picture thinking and decision making. Effectively the traits that make us uniquely human. 5 And a big umbrella Not only did I really wish I’d packed an umbrella but the newly unveiled Manchester United stadium designs.
