Like every municipality in the Greater Toronto Area, Oakville is transforming from a traditionally low-rise suburb into a denser urban sub-centre. Right in the centre of Oakville where Trafalgar Road crosses the QEW, and a short walk from Oakville GO station, is a proposal at 157 Cross Avenue. Designed by Teeple Architects for Distrikt Group, this ambitious 45- and 61-storey mixed-use, two-tower project is part of a wave of multi-tower high-rise proposals by Distrikt Group in the immediate area, repored UrbanToronto.ca "The site is an assembly of two commercial properties,157 and 165 Cross Avenue. Occupied by a single-storey Lighting Centre and a three-storey building housing a school, dentistry clinic, and law office, these buildings are earmarked for demolition. The surrounding area is characterized by commercial and retail plazas, automotive dealerships, and large parking areas servicing the Oakville GO station, but is increasingly seeing low-rise commercial forms giving way to mixed-use high-rises." "The proposal's two high-rise towers would reach 155.5m and 203.5m, with 504 units in the former and 694 in the latter. . The development boasts a total Gross Floor Area (GFA) of 97,858m² on land that is approximately 9,630m² in area, and therefore has a Floor Space Index (FSI) of 10.17. A tiered 3-storey podium would support a mix of uses, including 2,693m² of retail space and 1,027m² designated for offices, and would frame a POPS (Privately Owned Publicly accessible Space) of 1,057m², introducing a park setting at the southeast corner of the site. Boston Sketches a Triple-Decker Comeback Design Competition, Zoning Reform Create Opportunities By Steve Adams | Banker & Tradesman Dec 24, 2023 THE RULE OF THREE Boston Sketches a Triple-Decker Comeback Excerpt: Architectural avatars of efficient and livable middle-class housing, triple-deckers altered the landscape of Boston and its suburbs in the early 20th century. Providing attainable housing for working-class immigrants, they also prompted a backlash culminating inthe passage of Massachusetts’ Tenement House Act in 1912. Dozens of Boston suburbs from Bedford to Weymouth subsequently adopted the local-option law banning their construction. But in Boston neighborhoods where triple-deckers are a prevailing housing model, three-family developments still face hurdles. Even if the neighborhood zoning allows three-family dwellings,development is restricted by other factors such as minimum lot sizes, said Joseph Hanley, a partner at Boston-based McDermott, Quilty, Miller & Hanley LLP. “You’ll see this in Mission Hill where there’s a lot that’s 4,800 square feet and it’s vacant and you want togo in and do a three-family project,” Hanley said. “You still need a variance, because the lot isn’t 5,000square feet, even though the use is allowed.” Read more at https://lnkd.in/e5CyRNGg

The TENTH post in my "32 days of Case Studies in Retrofitting Suburbia" project! Case Study II.10: The Domain, Austin, TX, USA How do you retrofit a 300-acre corporate R&D campus into a second downtown for Austin? Bit by bit. The Domain, a developer-led project, has inserted chunks of walkable urbanism into a sprawling office park (started in 1967 with the IBM manufacturing plant for the #Selectric typewriter). The bits are anchored by familiar department stores but centered on well-designed pedestrian-oriented streets lined by loads of brand-name shops topped by loads more apartments. Bars and restaurants spill out into many of the popular public spaces. The developers have leveraged these urban interventions as an amenity to attract large-floorplate office tenants to renovated existing buildings and new taller ones, mostly on the existing, wider, faster, suburban streets. While detractors deride The Domain as "living in a mall," the strategy has been very successful at attracting the next generation of knowledge workers to approximately 10 million new square feet, twelve miles north of downtown. Liverpool likely to adopt a Tall Buildings SPD at Cabinet next week (17.10) setting out in detail the parameters of design, height and location of future tall buildings. The SPD will outline 5 tall building clusters and 4 tests for future tall buildings: (a) Tall Building Clusters - areas in and around the city centre where tall buildings "could be appropriate" 1. Liverpool Waters 2. Commercial District 3. Leeds Street / Pall Mall 4. Paddington Village 5. Southern fringe of Baltic Triangle. (b) Tall Buildings Tests - applications for tall buildings will need to demonstrate: 1. A clear purpose and role for the tall building to directly support regeneration. 2. The proposed height is appropriate to the role or function of the locality. 3. It positively contributes to an area and its scale is appropriate to its surroundings. 4. Lazari Investments secures planning for Foster + Partners’ transformation of the former Fenwick store on New Bond Street. Shortly before Christmas, construction on The One, the star-crossed tower at Yonge and Bloor, burst through the 150-metre threshold, if not the project’s financial troubles, to formally attain the status of skyscraper. While developer Sam Mizrahi’s former backers forced the project into receivership last October, the planned 91-storey luxury tower will nonetheless grow to become Toronto’s first so-called “supertall,” one of seven in the city now in the development pipeline, reported The Globe and Mail. "Needless to say, many more very tall buildings will be poking into the city’s skyline over the next generation as new provincial planning rules compel Greater Toronto Area municipalities to significantly up-zone around dozens of major transit stations, both existing and under construction."
